nsactions are trending relative to their multi-year histories. Contrary to industry spin, it's not always a good time to buy or a good time to sell! Real Estate is a market like any other, with trendlines, momentum, and volatility. Awareness of volatility is especially important in Miami, as we have a more pronounced boom & bust cycle than older, more established markets. By being aware of patterns and where we are in the market cycle, we can position ourselves to profit from market conditions. I put this information to work for my clients.

Miami is the future, am happy to be heading home βœ¨βœ¨πŸš€
Traveling always confers newfound perspective, and I was struck anew by how very new Miami is & by how rapidly it has grown.

There is something to be said for being unfettered by a past.

There was virtually no city here 100 years ago.
We have the freedom and the space to define ourselves as a true 21st century, post internet city.

The future is bright and sunny πŸ˜Žβ˜€οΈπŸš€

Sub inventory has plunged 70%

This is tri-county, April 2022 versus pre covid levels in April 2019.

This has been an evisceration of sub $1M supply.

I harken back to that Verizon study I have cited, indicating that data usage in the Miami area is up 364%.

The shift to Miami & South Florida has just begun.

In fact, more sold in Q1 of this year than in any previous calendar year.

Momentum was strong, with March being the highest volume month of the quarter.

What I have been saying is reflected in all the numbers:

A major shift in focus is underway.
Post WWII, 20th century capitals are dissipating. New habits are forming, as they always do. History never goes backwards. Think how different life was 100 years ago. Now ask yourself, why would the next 100 years be any less radical?

Change and human nature are our only constants. And history is the aggregate of human behavior over time.

People herd and momentum is a real thing.

South Florida's positive momentum has just started to build. We are emerging as a capital of the post Covid, 21st century world.

One of my favorite quotes to date, touched upon a few key precepts of our ongoing sh*t-in-focus thesis:

β€œThe quality-of-life contrast between Miami and our feeder jurisdictions is enormous, and people with capital have just begun to move here,” she said. β€œThe reasons that people are moving to South Florida have nothing to do with low interest rates. People are moving to South Florida to live, create and to enjoy life.”

Luxury Sales top $1B in Q1 2022.
This pertains to sales of $1M+ properties in the city of Miami.

In addition to year-over-year growth, it is significant to look at the tremendous jump from pre-Covid levels.

Main point in my mind:

The tremendous leap from pre-Covid levels is representative of the ongoing shift in focus away from NYC and other pre-internet capitals.

The world never goes backwards, and new capitals emerge every 100 years or so. London was the capital of the world before NYC, and before London it was Amsterdam. And the world is now shifting again, this time around the freedoms afforded by the internet.

Also:

It will be interesting to see what effects higher interest rates have on this market.

I think that record low (and still dropping) inventory will mitigate some effects, likely resulting in a leveling off rather than a drop.

We shall see.

Momentum cycles are very real, and our feeder jurisdictions have just begun their hostilities towards productivity and creation.

I do not have a crystal ball, but I do know that change is one of our only constants. As much as the world changed in the past 100 years, we should expect even greater change moving forward.

This means that our 20th century, pre-internet capitals will dissipate.

The present is never sacrosanct.

South Florida is emerging as one of the 21st century capitals.

And a big shift to keep in mind:
People are no longer moving here to retire and/or park money

People are moving here to create and for the freedom to Innovate and live.
