Washington, DC housing never experienced the crash many predicted, but the market has clearly changed.

I recorded this update after meeting with a seller client in DC and wanted to share what I am seeing firsthand as both a real estate broker and loan officer.

The market has slowed. Buyers are more selective, affordability remains a major factor, inventory has improved in many areas, and homes can take longer to sell. That is very different from a broad housing collapse.

I also reference a Sachs Realty podcast discussion where several participants predicted a major downturn. That scenario never materialized. Instead, we have seen a normalization of market conditions, with pricing strategy and property-specific fundamentals becoming much more important.

Real estate is local. National headlines provide context, but inventory, employment, affordability and demand ultimately determine what is happening in a specific neighborhood.

Mortgage Rates React to Jackson Hole and Inflation Data

Mortgage rates moved higher this week as financial markets reacted to Federal Reserve Chair Kevin Warsh’s Jackson Hole remarks and the latest PCE inflation data.

One important distinction: the Federal Reserve does not directly set mortgage rates. Mortgage pricing is heavily influenced by the bond market, including expectations for inflation, economic growth, employment, and future Federal Reserve policy.

📈 Mortgage rates moved higher this week as markets reacted to Federal Reserve Chair Kevin Warsh’s Jackson Hole remarks and the latest PCE inflation data.

🏦 One important distinction: the Federal Reserve does not directly set mortgage rates. Mortgage pricing is heavily influenced by the bond market, including Treasury yields and expectations for inflation, economic growth, employment, and future Fed policy.

📊 The latest PCE inflation report was broadly in line with expectations, but Warsh’s comments reinforced the idea that the Fed may remain cautious about lowering rates while inflation remains elevated and the labor market stays relatively strong.

👷 What’s next? Upcoming employment data could be especially important. Weaker labor data may put downward pressure on Treasury yields, while stronger data could keep rates elevated.

🏡 The takeaway: Mortgage rates can move quickly as new economic information reaches the market. Buyers considering a purchase or refinance should evaluate financing options based on their individual goals rather than trying to perfectly time the market.

Mortgage rates finished the week modestly higher, with average 30-year fixed rates moving to approximately 6.76% on Thursday and 6.77% on Friday, up from 6.69% the previous Friday.

The bigger story was the bond market. Long-term Treasury yields briefly improved after the Treasury announced expanded buyback operations, but that move was short-lived. Oil prices, geopolitical concerns, and elevated corporate bond issuance continued to place upward pressure on yields later in the week.

For buyers and homeowners, the takeaway is straightforward: mortgage rates remain highly sensitive to movements in the 10-year Treasury yield, inflation expectations, energy prices, and Federal Reserve policy.

Next week, markets will be watching a busy economic calendar along with the Federal Reserve’s annual Jackson Hole conference for additional clues about the direction of rates.

If you're buying, refinancing, or simply trying to understand where the market may be headed, feel free to reach out.

South Jersey Buyers Are Looking Across the River 👀🏡

More homebuyers in South Jersey are expanding their search into Pennsylvania as they compare affordability, property taxes, inventory, and overall monthly housing costs throughout the Philadelphia region.

Crossing the Delaware River can completely change what your budget buys. Depending on the location, buyers may find different home prices, tax structures, housing options, commute times, and available inventory.

But the listing price is only one piece of the equation.

When comparing New Jersey and Pennsylvania, look at the total cost of ownership — mortgage payment, property taxes, homeowners insurance, closing costs, transportation expenses, and the long-term financial picture.

For buyers with flexibility, keeping both sides of the river in play can create considerably more options and potentially uncover better value.

If you're buying in South Jersey, Philadelphia, or the surrounding Pennsylvania suburbs, don't limit your search before comparing the numbers.

🏖️ Thinking About Buying a Beach Rental? DSCR Financing Could Be Worth a Look

For real estate investors considering beach homes, vacation rentals, or short-term rental properties, a DSCR loan can offer an alternative to traditional mortgage qualification.

DSCR stands for Debt Service Coverage Ratio. Instead of relying primarily on your W-2 income or tax returns, the lender looks at whether the property’s expected rental income can support the monthly housing expense.

That can make DSCR financing especially useful for investors who are:

🏠 Building a rental portfolio
💼 Self-employed
📊 Showing significant tax deductions
🌊 Purchasing beach or vacation rentals
📈 Looking to continue scaling their investments

Of course, qualifying for the loan is only part of the equation. Beach properties can come with higher insurance costs, seasonal rental demand, property management expenses, maintenance, taxes, and other variables that need to be considered before purchasing.

The goal should never be simply to qualify for the property.

The goal is to make sure the numbers actually make sense.

If you’re considering purchasing an investment property, beach rental, or short-term rental and want to explore available financing options, feel free to reach out.

Would you rather invest in a beach property for cash flow or long-term appreciation?

AI isn’t just changing technology — it could also reshape where people live, work, and invest.

Ashburn, Virginia sits at the center of Northern Virginia’s massive data center ecosystem, making it one of the clearest examples of how technology infrastructure and real estate can become closely connected.

As demand for AI, cloud computing, and digital infrastructure continues growing, data center investment can create ripple effects far beyond the facilities themselves. Construction crews, engineers, technicians, contractors, utilities, infrastructure providers, and supporting businesses all contribute to the surrounding economy.

That economic activity can eventually influence the housing market as well.

More employment and investment can contribute to demand for homes and rentals, while continued infrastructure spending may affect land values, development patterns, commercial growth, and future residential construction.

For buyers and real estate investors, the bigger question isn’t simply where the next data center gets built. It’s what happens around these technology hubs over the next several years.

Could continued AI investment create additional housing demand? Will new residential development keep pace? Could already-constrained inventory become even more competitive? And how much will proximity to major employment centers matter as Northern Virginia continues evolving?

Real estate markets are influenced by much more than mortgage rates. Jobs, infrastructure, population movement, housing supply, and billions of dollars in private investment all help shape long-term housing demand.

Ashburn provides a fascinating case study because the technology infrastructure is already there at enormous scale.

Would you consider buying or investing in Ashburn because of its proximity to Northern Virginia’s technology and data center economy—or do you think the growth is already priced into the market?

Mortgage rates moved lower this week, reaching roughly their best levels in about four weeks following the latest inflation data.

The Consumer Price Index came in close to expectations, helping stabilize the bond market after some early-week pressure from higher oil prices and geopolitical concerns. Friday’s retail sales report also came in below forecasts, although some of that weakness appears tied to timing around Prime Day and seasonal fuel-sales effects.

One encouraging detail for mortgage borrowers was that mortgage-backed securities held up better than the 10-year Treasury market, allowing lenders to preserve much of the week’s improvement in pricing.

For buyers, even modest changes in mortgage rates can affect monthly payments, affordability, and purchasing power. If you have been waiting for a better opportunity to revisit your numbers, update a preapproval, or compare financing options, this may be a good time to take another look.

Shopping for a Mortgage in Wilmington? One Quote Could Cost You More Than You Think.

Homebuyers throughout Wilmington and New Castle County can spend weeks comparing homes, neighborhoods, property taxes, monthly payments, and renovation costs—yet sometimes spend surprisingly little time comparing the mortgage itself.

That can be an expensive mistake.

Mortgage pricing can vary considerably from one lender to another. Even when two lenders quote a similar interest rate, the actual cost of the loan may look very different once you compare:

• Discount points
• Origination charges
• Lender credits
• Closing costs
• APR
• Mortgage insurance
• Rate-lock terms
• Cash required at settlement

That is why buyers should compare the entire Loan Estimate—not simply the advertised interest rate.

A lower rate might require thousands of dollars in additional upfront costs. A slightly higher rate could come with lender credits that reduce what you need to bring to closing. The better option depends on your budget, how long you expect to own the property, and your broader financial goals.

Shopping multiple lenders can also give you negotiating leverage. If one lender provides stronger pricing or better terms, another may be willing to compete for your business.

For buyers navigating the Wilmington, Delaware housing market, small differences in mortgage pricing can become meaningful over time.

You negotiate the price of the home. Why wouldn’t you negotiate the financing too?

Before committing to a mortgage, compare your options, understand the numbers, and choose the loan structure that makes sense for your situation—not simply the first quote you receive.

How many mortgage lenders would you compare before choosing one—2, 3, 5 or more?

Investors are increasingly looking beyond Washington, D.C. itself and focusing on the surrounding commuter suburbs across Northern Virginia and suburban Maryland.

The appeal is pretty straightforward: access to major employment centers, more space, parking, and in some cases better value than buying directly inside the District.

Areas near Metro, MARC, VRE, major highways, and established employment corridors can create strong long-term demand from both renters and buyers. But transportation access alone does not make a property a good investment.

You still have to run the numbers.

Purchase price, achievable rent, property taxes, insurance, HOA or condo fees, maintenance, vacancy, financing costs, and future supply all matter. A great commute can help support demand, but it cannot fix a bad acquisition.

For investors, the strongest opportunities are often where access, affordability, and demand overlap.

The goal is not simply to buy in the hottest neighborhood today. It is to identify where people are likely to continue wanting to live five or ten years from now because the location makes their daily life easier.

Would you rather own a rental property in Washington, D.C. itself or in one of the surrounding commuter suburbs?
