When you inherit a house in Arizona, what happens next depends on one thing: how the house came to you. A recorded beneficiary deed or a survivorship deed transfers the house without probate. A house still titled in the deceased’s name usually requires probate or, for smaller estates, a court affidavit instead. Once legal authority is settled, the house can be kept, rented, or sold, and in most Arizona probates it can be sold before the estate closes.
