🏡🌴 MARKET MONDAY: Buyers Are Showing Up on the Space Coast! 🌴🏡
Brevard County buyer activity picked up real momentum in July — and the numbers back it up 👇
📈 Single-family sales: 943 closed, up 4.1% year-over-year
📈 Condo & townhome sales: 227 closed, up 13.5% year-over-year
⏱️ Single-family contract speed: just 38 days to go under contract (down from 47 days last year!)
💵 Cash buyers ruling condos: 131 cash purchases — 58% of all condo/townhome closings, up 22.4% YoY
📉 Single-family inventory: down 23.7% YoY to just 3.5 months of supply — tighter competition for buyers
🏢 Condo inventory: 6.2 months of supply — still room to negotiate here
The takeaway? If you’re house-hunting for a single-family home on the Space Coast, well-priced listings are moving fast — don’t wait to get pre-approved. Condo buyers, you still have a bit more leverage and time to shop smart. 🙌

Throwback Thursday — Cocoa Beach

Before Ron Jon’s neon and oceanfront condos with seven-figure price tags, Cocoa Beach was a sleepy strip of sand where surfboards outnumbered “for sale” signs. 🌊🏄‍♂️

Cocoa Beach’s story starts long before it became the Space Coast’s crown jewel. The area was first home to the Ais Indians, and its first non-native settlers were a family of freed slaves who arrived after the Civil War. By 1924, the hard-packed sand had turned into “the world’s greatest speedway,” with cars racing up to 180 mph right on the beach.

Then came the 1960s, when everything changed. The Cocoa Beach Pier went up for just $150,000 and instantly became the heartbeat of a new identity — the “East Coast Surfing Capital”. Ron Jon Surf Shop opened its very first, tiny location right on that pier in 1963. And in 1962, when John Glenn orbited the Earth, some 75,000 spectators packed our shores to watch history launch from next door — the same beach where hometown legend Kelly Slater would later become an 11-time world surfing champion.

Fast forward to real estate: back in 2012, the median home here sold for around $263,500. Today it’s over $700,000 — 166% appreciation in just 14 years. Turns out the waves weren’t the only thing rising in Cocoa Beach. 📈🏡

Getting ready to sell? Not every “fix it up” tip you see online is worth your time or money. Here’s what actually moves the needle vs. what you can skip:
DO:
🔑 Deep clean everything — buyers notice grout, baseboards, and windows more than you’d think
🔑 Declutter and depersonalize — let buyers picture their life in the space
🔑 Fix the obvious stuff — leaky faucets, loose handles, burnt-out bulbs
🔑 Boost curb appeal — fresh mulch, trimmed hedges, a clean front door go a long way
🔑 Paint with neutral tones if walls are bold or dated
🔑 Price it right from day one — in today’s more balanced market, pricing and presentation matter more than ever
DON’T:
🚫 Do a full kitchen or bath remodel right before listing — you rarely recoup the cost
🚫 Assume every upgrade adds value — buyers pay for what they can see, not what you spent
🚫 Ignore small repairs thinking “buyers won’t notice” — they will, and it can cost you at negotiation
🚫 Over-improve for your neighborhood — staying in line with comparable homes matters more than luxury add-ons
🚫 Skip professional photos — this is not the place to cut corners
The goal isn’t to make your home perfect. It’s to make it move-in ready in a buyer’s mind. A little strategy goes a long way toward a faster sale and a stronger offer.
