NASSAU COUNTY LOWERS RECORDING FEES FOR RECORDING DOCUMENTS AGAINST REAL PROPERTY

Effective immediately NASSAU County has reduced the fees imposed for recording of documents against real property by reducing the Tax Verification fee from $355.00 to $270.00. This is as a result of the decision of the Nassau County Supreme Court, affirmed by the Appellate Division, Second Department
In the matter of Falk v. Nassau County which held that the fees imposed pursuant to Nassau County Administrative Code section 6-33.0 were excessive and improper in that they were imposed for general revenue purposes and not tied to the County’s obligation to maintain its real property registry. CHANGE TO NASUA COUNTY RECORDING FEES.

Effective immediately, the cost of recording documents relating to real property at the Nassau County Clerk has been reduced. Specifically, the Tax Map Verification fee for recording documents against real property in Nassau County has been reduced from $355.00 to $270.00. This is as a result of the decision of the Nassau County Supreme Court, affirmed by the Appellate Division, Second Department, in the matter of Falk v. Effective December 7, 2015 Nassau and Suffolk county recording fees are increasing drastically. The average cost of recording a deed will go up a minimum of $200. The average cost of recording a mortgage will be a staggering $845. This will raise closing costs for all buyers, sellers and borrowers and is sure to slow our already stagnant real estate market,as well as, hurt home values. I urge everyone to contact the local legislators and demand that this regressive tax be repealed immediately.
