Eagle can feel out of reach when most of the homes you notice are the higher-end listings — but there are often some lower-priced options worth a closer look.

I put together a live search showing the lowest-priced active single-family homes currently for sale in Eagle, sorted from lowest price to highest. It's an easy way to see where the current starting point sits.

The list updates automatically as homes come on and off the market.

The June numbers are out for Ada County, and there are a couple of things that stood out to me.

The median sales price was $582,000, which is basically flat compared to last year. But the number of homes sold jumped more than 20%, so buyers are definitely still out there and making moves.

Homes took about 32 days to sell, and inventory was down a little from last June.

My takeaway is that this is still a pretty active market, but buyers are being careful. A home can absolutely sell well right now, but pricing and presentation matter a lot.

Every neighborhood and price range is a little different, so these countywide numbers only tell part of the story. If you are curious what your home might sell for in today’s market, feel free to reach out.

June Ada County numbers:

Median price: $582,000
Homes sold: 1,034
Average days on market: 32
Homes available: 1,969

If you've been wondering whether people are still buying homes in Ada County -- the May numbers say yes.

Last month, 1,001 single-family homes closed across Ada County, up 18.5% from May 2025. Pending sales reached 1,478 -- also up more than 13% year over year. At the same time, active inventory fell to 1,833 homes and months of supply dropped to 2.3.

Here's why that combination matters: buyers had fewer homes to choose from, yet more of them completed purchases than in any comparable month last year. Demand is real and active.

And the median sales price? $575,900, down less than 1% from May 2025. Prices are not spiking. They are holding steady while the market moves around them.

If you own a home in the Treasure Valley and you have been thinking about what the market looks like right now, that context matters. And if you are buying, understanding the supply picture helps you plan smarter.

Or message me directly if you want to talk through what this means for your neighborhood.

Which one would you choose if both were around the same price, A or B?

This is a fun one because both of these can be amazing, but they give you a totally different lifestyle.

A mountain home has that peaceful, getaway feel.
You get trees, privacy, fresh air, space to breathe, and that feeling of being away from the noise. It can feel like a retreat every time you pull into the driveway. If you love nature, quiet mornings, or just the idea of having your own little escape, that option is hard to beat. Garden Valley is less than an hour to Boise.

On the other hand, close-to-town living has a lot going for it too.
You are closer to restaurants, shopping, schools, coffee spots, groceries, and everything else you need on a normal day. It can make life simpler, especially if you like being connected and do not want every errand to turn into a long drive. You still get a beautiful home, but with a lot more convenience built into everyday life.

So really, it comes down to this:

Do you want more peace and privacy?
Or more convenience and connection?

Both are great. Just depends on what kind of life you want your home to support.

A: Mountain home
B: Close-to-town living

The Idaho housing market just shifted in a big way.

Mortgage rates are back up, a 4-year inventory high is giving buyers more options, massive new neighborhoods are proposed in North Meridian, a statewide short-term rental law is headed to the governor's desk, and what the Micron semiconductor plant means for Boise area home values is something every Treasure Valley investor needs to understand.

Ben Janke breaks it all down in plain English so you know exactly what May 2026 means for your next move.

Which one would you choose for your own home, A or B?

When it comes to outdoor space, this one really depends on your stage of life and how you actually live.

A: big backyard can be amazing for a family. If you have young kids, grandkids, or dogs, having that extra space can be a huge plus.

Kids can run, play, kick a ball around, use a swing set, or burn off energy without you always having to load everyone up and head to a nearby park.

It can also be great for backyard barbecues, gardening, hosting friends, or just having a little more room to breathe.

The tradeoff?

A bigger yard usually means more mowing, more watering, more landscaping, and more weekend upkeep.

B: low-maintenance yard can be a great fit too, especially if you do not have young kids at home, travel often, or simply do not want to spend your weekends keeping up with the lawn.

You can still have a beautiful outdoor space for relaxing, grilling, sitting around a fire pit, or enjoying Idaho evenings, just with less work.

The tradeoff there is that you may not have as much open space for kids, grandkids, pets, or larger gatherings.

Both can be great. It really comes down to what fits your lifestyle best right now.

A: Big backyard
B: Low-maintenance yard

Idaho's housing market just hit a milestone buyers have been waiting years for.

Ada County inventory reached a 4-year high in April. That means more homes, less competition, and real negotiating power for the first time since 2022.

But here is the catch: mortgage rates are back up to 6.37%. On a $450,000 home, that is about $91 more per month than last November, and nearly $33,000 more over the life of the loan.

The good news? Sellers are feeling it. Homes are sitting longer. The frantic multiple-offer chaos is mostly gone. And that is just the start. A 570-home development was just proposed in North Meridian, Micron's $50 billion plant is bringing 3,500+ high-paying jobs to Southeast Boise, and the McCall market is cooling to its most accessible level in years.

We broke down everything happening right now in plain English. What it costs you, what it means, and what your next move should be.
