Compared with last July:

🏢 Condo inventory increased 41.1%
🏘️ Attached-home inventory increased 33%
🏠 Detached-home inventory decreased 2.5%

That means buyers searching for condos and townhomes may have more choices and negotiating opportunities, while detached homes can still be competitive.

The broader market is also becoming more selective. Homes averaged 21 days on the market, the median sold price was $750,000, and new pending sales declined 7.2% year over year.

Getting pre-approved is important, but it is not the same as knowing what feels comfortable month to month. In Northern Virginia, buyers also have to think about commute costs, I-66 tolls, HOA fees, utilities, childcare, and the everyday expenses that do not show up in a simple online calculator. The goal is not just to buy a home you qualify for. It is to buy a home that still allows you to live well after closing.
