You found the house, love the land… then you see “deeded easement” in the listing. 👀 Okayyy, but WHO has access to WHAT?!

An easement gives someone the legal right to use or access a specific portion of a property without owning it.

That could mean a shared driveway, utility access, private road access, or access to another property.

And THIS is why I’m always looking beyond the pretty pictures. Before buying, we want to know where the easement is, who has the right to use it, what they can use it for, and whether it could affect your plans for the property.

Because finding out your future fence, garage, or backyard plans don’t work after closing? Yeah…no!

Maybe life really does have a way of telling you to slow down… breathe, stop rushing, enjoy where you are and trust that you’ll get where you’re going when you’re supposed to.

And SOMETIMES that message comes in the form of a big yellow school bus stopping at every driveway. 😭😂🚌

Sometimes the listing doesn’t tell the whole story. 👀

Limited photos, a vague description, or no clear indication of the home’s condition can leave a LOT to the imagination.

And unfortunately, what’s hiding behind that listing can sometimes be very different from what you expected. 🫠

That’s why I’ll preview certain homes for my buyers when it makes sense. I’d rather take the time to get a better feel for a property before asking my buyers to rearrange their schedules, spend the gas, and make the trip.

It’s not about making assumptions about a property or its seller — it’s about helping my buyers make informed decisions about where their time is best spent.
