Don’t Spend too much when you’re going to sell !
You should be doing a walk through wit your agent before listing your house. We’ve see too many times , customers spending too much money on prepping and not getting that return.
You want your home to be show ready, and definitely should do some touch ups and major repairs if you’re listing top dollar.
You can go as far as getting a home inspection prior to listing and determine what needs to be done and what falls with in the price range .
Keep in mind; the buyer still has an option period to do their own inspections and more than likely will be asking for something ( happens every time ) . So don’t jump the gun. Ask a professional that’s been in the industry for over 11 years. ( Me 🤫 )

Idk why you’re not taking advantage of this program !
620 Credit = No Down Payment in the State of Texas. Here’s a quick scenario.

we have a list of homes that the seller is going to pay up to $18,000 worth of your bank fees. The one in the video is an example of one of those properties.

With a 620 credit, we can have the state hundred percent reduce those places to pay all your bank fees, the buyer comes in this little nothing out of pocket.

It’s really easy I’m not sure why not everyone is talking advantage is this . We’ve been working it for over a 11 years now. We are pros !!! Hit me up. I can help.

Why I think homes are sitting on the market too long. And it might not just be your realtor, photos, property description or whatever else we may think. 🙄.

If a property that is comparable to your home, is listed for $250k ( this goes for any price range ) and has been sitting on the market for over 3 months, has had 3 price reductions… don’t list at $250k .

Stay ahead of the market if you want to tell. We understand that prices at one pint sky rocketed but right now ; that’s not what the market is saying and even more , buyers are not paying prices .

We’ve been in this industry for over a decade and have seen it switch from a sellers market to a buyers market several times. That’s just how it goes .

Questions to ask yourself and agent when pricing your home.
1. What does my home offer that the competition does not have ? If the answer is nothing , stay ahead of the market
2. Did you do any major renovations as in adding more square footage ? If not , stay ahead of the market
3. Are we listing to sell to get to get into your next home ? Or just “ want to see what happens”
