Before closing day, make sure that you and/or your realtor take a final walk-through and confirm that everything matches what was agreed to in the Offer to Purchase and Contract - including repairs, fixtures, and any negotiated items. 🏡

Once documents are signed at the closing table and the transaction funds, it can be very difficult to revisit those issues.

Taking the time to double-check everything during the final walk-through helps ensure closing day is exactly what it should be: smooth, exciting, and stress-free.

As you're touring colleges with your child, picking dorms, and preparing for move-in day… keep this in mind:

Once your child turns 18, they are legally an adult.

That means parents may no longer automatically be able to:

• Speak with doctors about medical treatment
• Access medical records
• Help make healthcare decisions in an emergency
• Handle financial matters if their child is unavailable
• Communicate with certain institutions on their behalf

Even if you're the one paying tuition and health insurance.

In an emergency, hospitals and institutions may legally say:
"I'm sorry, we can't share that information with you."

Three basic documents can allow your child to authorize someone they trust (often a parent) to step in if needed:
