Have you heard the term when it rains it pours; I’m writing as the sky is opening this evening literally and figuratively.

275 Luray Way in Riverwalk by Avencia Homes is now under contract with an open house scheduled for Saturday now canceled for this home. 287 Luray will be only open house this weekend 12-2pm.

3914 Sages Ave, this seller reached out to me asking for a second opinion. The agent that she was hoping to work with told her she would be lucky to get $370,000 for it using inaccurate comps from a ranch home not 2 story; and telling the client she needed to pay for her own photos in case the home wouldn’t sell. I was appalled honestly on even remotely telling the client that the photos would be hers since she paid for them if the house didn’t sell. I would have very little confidence in that myself.

After running multiple scenarios and numbers, I did tell her; we can in fact market it for $385,000 and of course paying for all her marketing and staging the home. We did 0 price reductions, we did not give in to fear and after 25 days on market it is now under contract after a lot of work, faith, and prayer 🙏 and God did it yall!!

Thank you God that you have never let me down, in fact you’re just getting started 💪💪💪

Had an overwhelming amount of Thai basil and was going to make baked potatoes and salmon for dinner and thought it would pair well. Found the perfect recipe online freshcoasteats.com and would highly recommend this mix. You can probably add cheese, but planning to freeze in ice trays for later use too. Love how much my container gardens has given back this summer!
3 cups fresh Thai basil leaves
3 cloves fresh garlic cloves
¼ cup dry roasted peanuts
3 tablespoons oil I like to use half sesame and half olive oil
1 tablespoon rice vinegar
1 tablespoon honey
1 tablespoon fresh lime juice
1 teaspoon soy sauce
¼ teaspoon crushed red pepper flakes
Pulse 1-2 min, I like mine with a bit more texture

Not every listing has a professional staging budget.
Sometimes it’s creativity, determination, and two 6-foot folding tables. 😂
The goal isn’t to fool buyers, it’s to help them understand the scale and potential of a space that might otherwise feel empty. Sure I could have done opted virtual staging, but why choose the easy option🤣
Real estate is often equal parts marketing and problem solving.
