The Hamptons in the summer might officially be overrated.

The prices are one thing, but social media has completely changed the experience. A restaurant blows up on TikTok or Instagram and suddenly everyone on Long Island is driving east to try it.

People who spend their entire summers out there are now fighting for reservations at places they’ve been going to for years.

Montauk used to feel like the escape. Now even Montauk is getting packed.

Maybe some Long Island spots need to stay off social media.

Comment “LONG ISLAND” and we’ll send you some of our favorite local spots and recommendations.

If you own a home in Nassau County, you could be paying more in property taxes than you need to.

You can challenge your property’s assessment yourself or hire a property tax grievance company to handle the process for you. The goal is to use comparable properties and other evidence to show that your home’s assessed value should be lower.

If you file yourself, there’s no company fee. If you hire a service, make sure you understand how its fee is calculated and what happens if your assessment is reduced.

Not every homeowner will qualify for a reduction, but if your assessment seems high compared with similar homes, it may be worth reviewing.

Comment “TAXES” and we’ll send you some of our best tips for understanding Long Island property taxes and the grievance process.

Drafting Long Island Italian restaurants with a budget turns into pure chaos.

Half the strategy isn’t even getting the restaurant you want. It’s making the other person overpay for theirs.

Angelina’s started a bidding war. Bella Notte went for $3. Then King Umberto entered the draft and suddenly the budget didn’t matter anymore.

What Long Island Italian restaurant are you spending your entire budget on?

Blind ranking Long Island real estate decisions is guaranteed to start an argument.
Dual agency gets a B. A pre listing home inspection gets an F. Cleaning up and organizing the house before listing photos gets a B. Escalation clauses are out because I’d rather negotiate the offer directly than play games with the price.
And calling Chris and Laura as your realtors?
That’s the valedictorian move.

One of the hardest types of homes to find on Long Island is a legal two family.
The appeal is simple. Depending on the property’s legal use and local rules, an owner may be able to live in one portion while legally renting another, creating income that can help offset property taxes and the mortgage.
But not every home with a second living space is a legal two family. Accessory apartments and senior accessory apartments can come with completely different occupancy and rental requirements.
That distinction matters before you buy.
Demand for properly permitted multifamily properties can be extremely competitive, so understanding exactly what you’re looking at is critical.

The three skills we look for most in a real estate agent are confidence, communication and availability.
Confidence comes first because clients can immediately tell when you’re unsure of yourself. Your listing presentation, buyer conversations and everyday process shouldn’t feel like you’re figuring them out for the first time.
The best way to build that confidence is repetition. Shadow experienced agents, role play difficult conversations and practice until answering real estate questions becomes second nature.
Confidence isn’t something you wait to have. It’s something you build.

Buying a home on Long Island? Don’t just walk through looking at the kitchen and bedrooms.

Ask whether flood insurance is required and whether the property has a known history of flooding. Pay attention to older materials that may warrant further inspection, including potential asbestos containing materials.

You’ll probably also have questions about the neighborhood and schools. Your agent has to follow fair housing rules around how certain questions are answered, so buyers should use objective sources and do their own research as well.

A good showing isn’t just about deciding whether you like the house. It’s about knowing which questions to ask before you make an offer.

First time homebuyers on Long Island need to look beyond the town name and pay attention to what their budget can actually buy.
Bay Shore gets a B because there can still be reasonable value for buyers trying to get into the market.
Farmingdale gets a B too. It’s desirable, established and can still offer options at more approachable price points.
Some highly desirable towns are getting harder to recommend for first time buyers simply because prices have climbed so much.
And Massapequa waterfront? That market has gotten expensive enough to earn an F for affordability.

Are Long Island pizza influencers hyping these places up too much?
Dario’s, Galleria, Taglio and King Umberto might all be great, but to me they’re playing in the same category. Gourmet pizza, specialty slices and the kind of places social media loves to obsess over.
Sometimes I don’t want the Mercedes, Bentley or Porsche of pizza.
I just want a really good regular slice.
Not every pizza needs to be an experience, and not every viral pizzeria automatically deserves the hype.
What Long Island pizzeria is actually worth the hype?
