There's a lot of noise about rates right now. Most of it is written for clicks, not for you.

So here's the straight version of what we're seeing in Cincinnati. 👉

Rates aren't returning to 2021 — but measured against historical norms, today looks pretty ordinary. Sellers who price accurately are still selling. Buyers have real negotiating room again: buydowns, concessions, and time on market are all back on the table.

And whenever you do decide to sell, know your options first. RealLink is full service, start to finish, for a flat $3,500 — not a percentage of your sale price. On a $400,000 home, that's $3,500 instead of $12,000 at a 3% listing-side commission. That difference doesn't care what rates are doing.

Sell a $500,000 home:
At 3% commission — $15,000
At our flat fee — $3,500

That's about $11,500 that stays in your pocket.

Here's what doesn't change: We don't take worse photos. We don't negotiate
politely instead of aggressively. Same listing process, same MLS

That's not a gimmick. It's just how closing works — mortgage interest is paid in arrears, so if you close in November, your first payment usually isn't due until January 1.

Which means if you start now, the next few months could look like this:

September — Get pre-approved and start touring homes
October — Find the one and go under contract
November — Closing day. You get the keys.
January — First mortgage payment is due*

Fall is also the quieter stretch of the year around here. Fewer buyers standing next to you at showings, and sellers who have been on the market since summer are usually more willing to talk.
