But there’s another side to the story: 277 price reductions — nearly as many as pending sales. Buyers are buying, but sellers are having to adjust to today’s market to get their homes sold.

Reality is setting in for sellers, and that’s creating opportunity for buyers. It’s a great day in real estate.

There were 647 pending sales, which is a healthy amount of activity, but another 684 sellers reduced their prices. That's a strong indication that buyers are being selective and sellers are having to compete for their attention. The encouraging part? Homes ARE selling. But today's buyer expects price, condition and value to line up.

For sellers, pricing ahead of the market is becoming much more important than chasing the market with reductions later.

For buyers, this continues to be one of the better negotiating environments we've seen in quite some time.

Balanced doesn't mean overpriced homes will sell. It means well-positioned homes have an audience.
