Need more inventory! Over the last 3 months, the number of pending sales has outpaced the number of new listings. Currently, housing inventory rests just under 1 month and is causing stress on some buyers as they are back to competing for well priced homes. Last week in Snohomish County, real estate brokers turned in 255 pending sales, posted 194 new listings, and completed 54 price reductions.

Remember this property I listed back in March? 🏡
The buyers were not able to figure out their financing and they had to back out - but not before I secured my sellers the $8,000 earnest money deposit from the buyers! 🙌
2 days back on the market and we were under contract and OVER ASKING *AGAIN*!

The demand for inventory is driving up prices in certain neighborhoods and creating multiple offer scenarios once again. Nobody's fool! This is no joke for home buyers this week. Housing inventory continues to decline as home prices are increasing rapidly. For the past few months the number of pending sales have been outpacing the number of new listings which is driving down the inventory. Last week real estate brokers in Snohomish County turned in 279 pending sales, posted 150 new listings and completed 64 price reductions.

While pending sales continue to stay targeted hovering around 300 per week, the number of new listings coming on the market is far below the demand home buyers have for new product. Last week real estate brokers in Snohomish County turned in 276 pending sales, posted 152 new listings and completed 45 price reductions. This is a good time to be a home seller. Mortgage interest rates have not shown any effect on the appetite buyers have in this current market.
