You keep hearing, “Rates are too high to buy right now,” right?

Let me flip that thinking for a second.

There’s a little-known option where you can step into someone else’s low mortgage rate — like 3–4% — even in today’s market.

It’s called a loan assumption.

Plain English:
If the seller has an FHA or VA loan, you may be able to take over the loan they already have — same balance, same low rate.

You’d just need to cover the difference between what they owe and the purchase price, and the lender has to sign off. It takes some patience, but the savings can be real.

So before you assume you’re stuck with high rates — check whether the home you like has a loan you can assume. Sometimes the best deals aren’t in the headlines… they’re hiding in the fine print.
