Attention Georgia Homeowners in HOAs 🚨

SB 406 has officially passed… and honey, this one’s gonna ruffle a few HOA feathers 💅

Georgia just made history.

On the final day of the 2026 legislative session, the Senate unanimously agreed with the House and sent the Georgia Property Owners’ Bill of Rights Act to Governor Brian Kemp’s desk. The House had already passed it 155-10.

👉 Translation? The state just said “we’re watching now.”

For the 2.3 million Georgians living in HOAs… things are about to look REAL different.

🏡 What this means for YOU:

✔️ HOAs now have to register with the state — or lose their power (yes ma’am 👀)
✔️ You can file complaints directly with the state — no more feeling stuck or steamrolled
✔️ Foreclosure rules just got stricter — they can’t just play fast and loose anymore
✔️ Payments must be applied fairly (no more funny business)
✔️ Attorney fees now have limits AND oversight
✔️ Your rights as a homeowner are finally spelled out in black and white

⏰ Timeline:
• July 1, 2026 → Attorney fee changes
• January 1, 2027 → Everything else goes into effect

This didn’t just happen — homeowners got loud, stood their ground, and refused to be pushed around. RPAC answered the call and took up the fight!!!

👏 And baby… it worked.

Now it’s sitting on Governor Kemp’s desk waiting for that signature.
