Acreage transactions often reach back further than anyone expects. A tract that has stayed in one family for decades can carry a long chain of title and records that residential transactions rarely involve.

Our title plants for Carter County and Love County are indexed back to sovereignty, which supports that depth of research. Land abstracts may also pull mineral reservations and court clerk filings that a residential lot would never require, and for more complex transactions we can consolidate title reports, lien searches, and record reviews into one coordinated request, which can reduce the need for multiple vendors.

If an abstract already exists for the property, we can usually update it rather than build it from scratch, which typically saves time and expense.

The issues that surface during title review are usually older than the transaction itself.

Examples that come up regularly:

▪️A mortgage paid off years ago but never formally released
▪️An incomplete or incorrect legal description carried forward from an older deed
▪️A judgment or claim recorded against a previous owner
▪️An estate that passed property along without the documentation to confirm it

None of these means a sale has to fall apart, though each usually needs to be cleared before a policy is issued or a closing is completed. How long that takes depends less on the issue itself than on who has to sign off. A release might have to come from a lender that no longer exists, or an heir might need to be located before anyone can move forward.

Files that open early tend to have room for that work, while files that open late often don't.

After twenty years in one community, most of the transactions we handle involve people we've worked with before, including the same Realtors, lenders, and families buying their second or third property.

That familiarity matters in a closing. Knowing how a particular lender packages its requirements, or which records tend to complicate a certain part of the county, can save days that would otherwise be spent finding out.

Not every abstract request is tied to a closing. Landowners, attorneys, and lenders order them for research, legal review, and planning, well before a transaction exists.

Requests we handle include:

▪️A new abstract, built when no prior abstract exists or a property has been subdivided
▪️An update, sometimes called a bring-down, which adds newly recorded documents to an existing abstract
▪️An abstract-only order, submitted without opening a closing file
▪️Safekeeping, so records stay secure and available for a future transaction
