THE HILTON EXPANSION: WHY MARCO RESIDENTS SHOULD CARE
This is on the agenda for the City Council hearing on Monday, October 19, at 1:30 p.m.
More hotel rooms mean more traffic on roads residents use every day. This decision also raises a bigger question: Will the City uphold the development limits that protect Marco’s character and quality of life?
Here is what Council is being asked to approve:
• More than twice the rooms: An increase from 310 to 626.
• Twice the density: From about 30 to 60 rooms per acre, a level comparable to hotel density in Miami and Fort Lauderdale.
• An exception to the Plan’s limits: The Comprehensive Plan caps this land use category at 16 units per acre. Separate protections allow redevelopment of the existing 310 rooms.
• Roughly twice the traffic: Staff projects traffic to and from the property would double, adding pressure around South Collier Boulevard and Winterberry Drive.
• A change in how rooms count: The proposal declares that hotel rooms “shall not be considered a dwelling unit,” so they would no longer count toward the density limit.
• Approval despite staff’s objections: City staff found the proposal does not comply with the Comprehensive Plan and recommends DENIAL.
• No Plan amendment: Staff told the applicant to seek a Comprehensive Plan Amendment first. The applicant has not done so.
• $735,000 in offered financial commitments: These include signal retiming, a beach-access maintenance escrow, and up to $60,000 for a crosswalk. Those commitments do not change the density limits.
• A precedent for other properties: Staff identified concerns about a “special privilege to an individual real property owner.” If Council grants this exception, other beachfront owners could seek similar treatment.
Residents have a stake in both the traffic this expansion would bring and the rules that will shape future development across our island.
I have respectfully asked Council to deny REZN-24-000098 or postpone a decision until the applicant pursues a Comprehensive Plan Amendment.
