The biggest mistake I see buyers make in a busy spring market…
is comparing today’s homes to last year’s prices.

I get it — it’s natural to want a “deal.”
But the market doesn’t work off what used to be available… it works off what’s available right now.

Here’s what that can look like:
• Passing on a great home because it feels “high” compared to last year
• Waiting… and then seeing similar homes sell for the same (or more)
• Ending up in a more competitive situation later

The reality:
Home value is based on current demand, inventory, and buyer activity — not what the market looked like 6–12 months ago.

The buyers who feel the most confident aren’t chasing the past…
they’re making informed decisions based on what’s happening today.

• Price reductions – signals they may be open to negotiation
• Contingencies in place – are they already under contract on another home?
• Listing language – phrases like “motivated seller” or “bring all offers” matter

Why this matters:
Two identical homes can require completely different offer strategies depending on the seller behind them.
