Buy smarter, not smaller!
Building new homes that are smaller and smaller or construction of costly "tiny home" backyard ADU's, which seem to grab the headlines, are not the answer.
Increasingly, new home buyers are motivated by housing that is suitable for multi-generational living, home based business, home sharing, and other initiatives where one can derive income from their own home.
A 2023-24 survey by the National Association of Realtors revealed that fully 17% of all home buyers during this period purchased homes expressly for the purpose of multi-generational living, including 21% of Gen-Xers. Also growing are preferences for home design more accommodating to home-based business and home sharing.
However, existing housing is not well structured for these purposes and very few newly built homes are designed with these evident housing demand characteristics in mind.
