This client was operating on a limited budget but was eager for some enhancements. They expressed their embarrassment about the state of their bathroom when hosting guests.

As mentioned earlier, MFYM is dedicated to collaborating with clients to accommodate their financial constraints. Upgrading doesn’t always require brand new sinks, cabinets, or luxurious flooring.

With some minor adjustments and years of expertise, we know how to assist clients in challenging situations while ensuring a profitable outcome for ourselves.

We began the transformation by applying Killz to the bathroom walls and floors. Following that, we added a fresh layer of primer and paint. This simple step revitalized the space, and choosing lighter colors made the room appear larger.

Next, we carefully masked around the sink and cabinet, applying the appropriate paint to make them look brand new. This approach allowed us to thoroughly clean the existing sink and retain it.

We then installed a shower surround, which we also cleaned the base thoroughly to keep. The only additional step was replacing just some of the hardware.

After that, we added a light fixture and a mirror cabinet to enhance functionality and style.

Finally, we completed the project by laying down vinyl sheet flooring. The chosen color echoed the tones from the shower surround and subtly complemented the sink cabinet.

The client was absolutely thrilled with the results and expressed their gratitude multiple times. Our experience has shown that you don’t need to splurge to achieve impressive results. We’re proud that MFYM could satisfy another client’s needs while saving them a significant amount of money.

CLEANOUT(S) x3

While many are celebrating the holiday weekend, the team at MFYM is hard at work tackling three separate cleanout projects.

At the first location: You'll find a 16ft dump trailer with sidewalls, brimming with loose debris and trash. (Yes, those are indeed used grown adult diapers filled with s**t.) Additionally, there's a 20 yard dumpster that is also completely full.

At the second property: A 14ft dump trailer with sidewalls is overflowing with loose debris and trash.

At the third site: Not shown in the photos are the eight loads already removed, each from a 14ft dump trailer. We’ve also had a 40 yard dumpster delivered to help us wrap up the job.

While everyone dreams of the profits that come from selling, few are willing to acknowledge the hard work, sweat, and even puking that go into achieving that success.

Nice little twofer update for everyone: DINNING ROOM REMODEL & EXTERIOR DOOR INSTALL.

We successfully reinstated a door where there once was a window. The process began with carefully removing the window and preparing the space for our new door opening.

Once we had the area ready, we made precise cuts and installed a robust exterior door. After securing the door, we added trim around its edges for a polished look.

To enhance the doorway, we included an elegant trim accent piece above it and adjusted the electrical setup to accommodate a sleek light fixture.

We also transformed the old, cracked concrete steps into charming wooden ones, boosting the home's curb appeal.

Inside, we undertook significant demolition, which involved removing outdated panels, flooring, windows, and trim. We then installed new Romex wiring, added insulation, and hung fresh drywall throughout the space, followed by priming and painting.

After leveling the floors, we laid down new flooring and finished the edges with trim. The LED light was installed, and the standout feature a large window was added to flood the room with natural light.

We've been quite busy lately, and I sincerely apologize for the infrequency of our updates. While it’s not an excuse, it’s simply the reality of our current situation. (I cannot complain, as it’s a good problem to have.)

KITCHEN REMODEL:

Today, I’d like to share the transformation of a kitchen remodel. The space had previously suffered from a roof leak. Although the former owner addressed the roof issue, they left the kitchen in need of significant work.

It's safe to say that the kitchen experienced severe water damage. Everything was stripped down to the studs, many of which required replacement.

After completing the framing, we installed new romex wiring and proceeded to insulate the walls.

Next, we hung and finished the drywall, followed by priming and painting. We then installed new cabinets, countertops, and a fresh sink, upgrading the plumbing to pex and PVC.

Additionally, we removed one window and added a side door entryway, which I’ll be sharing more about soon.

We then leveled the floors and laid down new flooring, along with the trim.

Finally, we installed the replacement window, completed the trim work, and added new LED lighting.

UPDATED BATHROOM.

A little care can make a significant difference. We began by removing the old toilet, countertop, and flooring.

Next, we meticulously taped off the area and applied a fresh coat of paint throughout the space.

Following that, we installed a brand-new countertop and sink, complete with updated PEX plumbing and PVC fittings.

We also laid down new flooring and added trim around the entire room.

In addition, we replaced the toilet, ensuring it was connected with the latest PEX plumbing.

To finish off the makeover, we installed a new window, added trim, and sealed everything with caulk.

The client discovered our work through our page, after being referred to us, and decided to reach out.

He was extremely impressed with the results and is now scheduling us for an upcoming project. Stay tuned for more updates!

BATHROOM RENOVATION.

It may be May, but the festive spirit is still alive and well! We kicked off the project by taking out the outdated ceiling tiles, trim, flooring, sink, and toilet.

After the space was cleared, we gave the walls a fresh coat of paint and put in a new drop ceiling complete with an LED exhaust fan/light. We also laid down new flooring.

Next, we updated the plumbing with new PEX and PVC lines for the sink, toilet, and bathtub.

We then installed the sink and toilet, wrapping up the remodel with trim all around and a final touch of caulking.

BEDROOM TRANSFORMED:

I apologize for the lack of photos; we dove right into this project!

First, we stripped away the old drop ceiling tiles, light fixtures, and carpet.

Then, we installed brand new ceiling tiles and lighting to brighten up the space. After that, we put in replacement windows and added trim for a polished finish.

We also gave the walls a fresh coat of paint, breathing new life into the room.

Finally, we sanded and stained the original hardwood floors, restoring them to their former glory while preserving their unique character. Whenever possible, I strive to restore original features like these.

The client was beyond pleased with the results which is exactly what MFYM strives for.

Now, onto the next project!

CLEANOUT, CLEANING & LEASES:

Recently, a neighbor approached us while we were working on a property and sought our assistance. He had inherited a property but felt overwhelmed and uncertain about how to proceed.

The house primarily needed a thorough cleanout and some deep cleaning; the paint, flooring, and overall structure were in good condition.

The gentleman's goal was to rent out the property for some passive income, but he was unfamiliar with the process and didn’t have a lease template to work from.

We settled on a fair price for the cleanout, which required three dump trailers to restore the property to a clean state. Although he felt embarrassed and requested that we not photograph the house, we respected his wishes and only took pictures of the loaded trailers.

In addition to the cleanout, I took it upon myself to clean the interior of the property to ensure it was ready for renting. I also provided him with a lease template. Both of these at no extra cost, so he would be prepared when he found a suitable tenant.

In a world where discrimination persists, it all comes down to mutual respect for MFYM. This gentleman, a 66 year old black man with no children to assist him, truly appreciated our help.

MFYM was proud to offer solutions to someone in need, and that fulfillment meant more to us than the payment for the cleanout. We were delighted to see his gratitude and satisfaction with the results. Now, it’s time for him to enjoy the benefits of passive income!
