🏡 HOME APPRAISALS: WHAT REALLY HAPPENS? 💰

You’ve found the house you love, negotiated a price, and your offer is accepted. Then comes the appraisal. But what exactly is an appraiser looking for?

An appraisal is an independent opinion of a home’s market value—and it can play an important role in the mortgage process.

Here’s the basic process:

🔎 1. The Appraiser Inspects the Property
They’ll evaluate the home’s overall condition, size, layout, features, upgrades, quality of construction, and other characteristics that can affect value.

📊 2. Comparable Sales Are Analyzed
The appraiser researches recently sold properties that are similar to the home. These “comps” help establish what buyers have actually been willing to pay in the current market.

📍 3. Location Matters
Neighborhood, lot characteristics, proximity to amenities, school districts, views, and other location factors can all influence value.

📝 4. Adjustments Are Made
No two homes are exactly alike. The appraiser may make adjustments for differences such as square footage, bedrooms and bathrooms, garages, pools, renovations, or other significant features.

💵 5. The Appraisal Report Is Completed
The appraiser combines the property inspection and market analysis into a formal report that provides an opinion of the property’s value.

What if the appraisal comes in LOW? 😬

A low appraisal doesn’t automatically mean the deal is dead. Depending on the circumstances, the buyer and seller may renegotiate the price, the buyer may bring additional cash to closing, the appraisal may be challenged through the lender’s reconsideration process, or other solutions may be available.

One important thing to remember:

The appraised value and the asking price are not the same thing.

The listing price is what the seller is asking. The contract price is what the buyer has agreed to pay. The appraised value is the appraiser’s professional opinion of market value based on the available data.
