In 3 more days (August 1) the Real Estate Consumer Protection Enhancement Act goes into effect in NJ.

This is very important to understand if you are a buyer who wants to see a home and wants to put in an offer. Another Under Contract, representing the seller. File this under...It matters who your Realtor is.

This house was listed by another agent at the beginning of the year. In 6 months, they didn't market it at all. Big surprise the agreement expired and no sale.

Then the owners tried to sell it on their own for another 2 months.

I listed the house last Wednesday. We took new photos, we did an online marketing campaign, we targeted areas with listing postcards, we sent out letters to the neighborhood, and prospected with buyer's agents...we were going to do some open houses but didn't even get the chance. In 6 days, we secured an offer, above asking price, and now we're out of attorney review and close in 40 days.

Again it matters who you use as your Realtor. You can't ask for a better team than your friends at Coldwell Banker Flanagan Realty.
