The 1% rule is a simple guideline that’s easy to remember: consider setting aside about 1% of your home’s purchase price each year for maintenance and repairs.

🔶For example, if you purchase a $515,000 home, the 1% rule would suggest setting aside approximately $5,150 per year or about $429 per month.

Of course, this is only a rough estimate. Actual maintenance costs can vary depending on the age, size, condition, and systems of the home, along with labor and material costs. Some years you may spend far less, while another year could bring an unexpected major repair.

Think of the 1% rule as a starting point not a hard-and-fast rule. Having money set aside can help those unexpected homeownership expenses feel a little less overwhelming when they come knocking. 🔧🏠

You found the home. Your offer was accepted. Now comes a step that can be incredibly important to the financing process: the appraisal.

An appraisal is an independent, professional opinion of what a home is worth. The lender uses that value to help determine how much they’re comfortable lending on the property.

Why does it matter? Because the home needs to support the purchase price from the lender’s perspective. If the appraisal comes in lower than the agreed-upon price, it can create a situation where the buyer, seller, and agents need to work together on the best path forward.
