Thinking about moving to Monmouth County, NJ, but still need to get into New York City for work?

Here’s something buyers don’t always think about...

Just because Marlboro and Manalapan are neighboring towns doesn’t mean your commute will be the same!

Where your house is located, which bus route you take, and how far you have to drive to catch that bus can make a BIG difference.

And believe me, that beautiful kitchen isn’t going to seem quite as exciting when you’re spending extra time getting to work every morning. 😂

🏡 **My advice?** Test your commute BEFORE you fall in love with the house!

hinking about selling your house? Please don't renovate anything yet. 😂
Seriously.
One of the first questions homeowners ask me is:
“What should I update before I sell?”
And sometimes my answer surprises them.
Not nearly as much as you think.
I've walked into homes where the owners were preparing to spend thousands on kitchens, bathrooms, flooring and other projects because they assumed the house wouldn't sell without them.
Meanwhile, I'm standing there thinking:
PUT. THE. CREDIT. CARD. DOWN. 😂
Before selling, things like fresh paint, decluttering, deep cleaning, curb appeal, lighting and taking care of obvious repairs can sometimes make far more sense than jumping into a major renovation.
That doesn't mean renovations are never worthwhile.
It means the decision should depend on your specific house, your competition, your neighborhood and what buyers are responding to in the current market.
And yes—sometimes I'll tell a seller to leave something alone.
If you're thinking about selling in Marlboro, Morganville or anywhere in Monmouth County, call me before you start spending.
I'd rather tell you where I think your money will make a difference—and where it probably won't.

Is Manalapan actually CHEAPER than Marlboro, NJ? 👀🏡
People love to say one town is more expensive than the other—but it’s not quite that simple.
Town-wide averages don't necessarily tell you what YOU will pay for a home.
Neighborhood, size, condition, updates, lot and location can completely change the comparison.
So if you're deciding between Marlboro and Manalapan, don't eliminate one based on what you've heard.
Compare the actual homes that fit your budget and wishlist.
Sometimes the results may surprise you. 😉

“Cori, why are you sending me Morganville houses? I told you I want Marlboro.” 😂
Because Morganville is part of Marlboro Township!
This is one of those local things that makes perfect sense once you live here—and absolutely NO sense when you're trying to move here.
You'll commonly see:
📍 Marlboro, NJ 07746
📍 Morganville, NJ 07751
But a Morganville mailing address does not automatically mean you're outside Marlboro Township.
Marlboro Township's official road map actually identifies both a Marlboro 07746 post office and a Morganville 07751 post office within the township. Marlboro Township
You'll even find township facilities and schools with Morganville addresses. Marlboro Township
Why does this matter?
Because if you're searching for a home and filtering only for “Marlboro 07746,” you may not be seeing the complete picture of homes available within Marlboro Township.
It's one of those little local details that can make an online home search unnecessarily confusing.

We had multiple offers on our Holmdel listing. Did we automatically choose the highest one?

Nope. And this is one of those parts of selling a home that doesn't get talked about enough.

After only a few days on the market, we received multiple offers and ultimately went to highest and best.

That's exciting—but it also means it's time to really dig into each offer.

Price is obviously important, but we're also looking at financing, down payment, appraisal terms, inspection terms, contingencies, closing date and the overall strength of the buyer.

Because an amazing number on page one doesn't mean much if the rest of the offer creates unnecessary risk for the seller.

Our job was to look at the complete picture and help our sellers choose the offer that made the most sense for them.

Now one lucky family gets to renovate this Holmdel home and make it their own. ❤️

I love that part.
