๐ก If youโre waiting for interest rates to come down before you buy, hear me outโฆ
I completely understand why so many buyers are hesitant right now. Between inflation, higher interest rates and the overall cost of EVERYTHING, buying a home is a big decision. Itโs easy to think, โIโll just wait until rates come down.โ
But hereโs the part I think buyers should really considerโฆ
Right now, we have inventory. There are more homes to choose from, buyers arenโt necessarily competing against 10 other offers, and thereโs more opportunity to negotiate on price and terms, and thatโs a pretty important advantage! Plus, you may be waiting a while for interest rates to drop to where you want them to be.
Now, letโs say for argumentative purposes rates drop significantly. What happens? The buyers who have been waiting may all come back into the market at once. More buyers = more competition. And more competition typically mean higher prices, multiple offers and bidding wars.
So while a lower interest rate sounds great, you could end up paying more for the house because youโre competing against a whole lot more people.
And hereโs another thing to remember: you can potentially refinance a mortgage later if rates improve. You canโt go back and renegotiate the purchase price you paid for your house.
Now, Iโm NOT saying everyone should run out and buy a house right now. If the numbers donโt make sense for you, they donโt make sense. But, if youโre ready, and have been waiting mainly because youโre hoping for lower rates, and youโve been wondering if now is actually a good time, then I think itโs worth having the conversation. You may have more buying power right now than you realize ๐
There is no crystal ball when it comes to interest rates or home prices. But waiting for the โperfectโ market could mean waiting until everyone else decides itโs the perfect time too. Sometimes the opportunity is in the market youโre already in.
If youโve been on the fence, send me a message. Letโs look at your numbers and your options and see if buying now actually makes sense for you.
