I remember when 6 months of housing supply was considered a balanced market.

We just hit 9.7 months.

That number quietly jumped 21% in a single month, from 8.0 in December to 9.7 in January 2026, according to the U.S. Census Bureau and the Department of Housing and Urban Development.

Here's the part that should get your attention.

This level of inventory has only happened 6 other times in U.S. history. Five of those times a recession followed. The sixth was 2022. We're still sorting out that verdict.

And the months supply number isn't even the most alarming data point right now.

New home sales collapsed 17.6% in a single month. Existing home sales are sitting roughly 35% below their pandemic peak, near levels we haven't seen since the depths of the 2008 bust.

J.P. Morgan is forecasting 0% home price growth nationally for all of 2026. CoreLogic is already clocking year-over-year price growth at just 0.9%, one of the softest readings since the post-Great Recession recovery.

America's Credit Unions Chief Economist came out earlier this year and said it plainly: the housing sector is already in a recession.

Builders aren't sitting on 9.7 months of inventory because they got greedy. They're sitting on it because buyers can't move.

Mortgage rates are still north of 6.5%, affordability remains brutally tight, and the people who want to buy are getting priced out while existing homeowners are locked into 3% rates they'll never give up voluntarily.

So inventory keeps stacking while sales keep shrinking.

I'm not predicting a broader economic recession. But 20+ years as a CFP® has taught me to pay attention when this many housing indicators start flashing at the same time.

Right now, a lot of them are flashing.

We are incredibly proud to celebrate Jake Desmond, a student at Lynn Classical High School, for being selected as a Posse Scholar. Through the Posse Foundation, which identifies, recruits, and trains students with extraordinary leadership potential, Jake has earned a four-year, full-tuition leadership scholarship to Centre College.
This is an especially remarkable achievement, as Posse Boston received over 1,000 nominations this year and selected only 51 students. Jake stood out for his strong academics, leadership, and character, and we could not be more thrilled to see his hard work recognized in such a meaningful way.
