We’ve seen a lot of properties in our time buying and selling real estate in Northeast Wisconsin... and virtually all of them have dust mites (it’s just a matter of how many).

So we thought we’d offer some quick tips for reducing the amount of dust mites in a house.

Humidity — Dust mites are found pretty much everywhere, but the higher humidity, the more dust mites there will typically be. That’s why it’s recommended to use a dehumidifier, run the air conditioning, and improve the ventilation of your home by installing exhaust fans, ceiling fans, and soffit vents in the attic.

Gravity — Dust mites are tiny particles, but that doesn’t make them immune to the pull of gravity. They’ll settle on fabrics, pillows, bedding, and furniture. The possible solutions for this are to replace carpet with hardwood floors, mop and vacuum often, dust with a damp cloth, wash bedding in hot water, and use a HEPA air purifier in your home.

Pets — Not only can pets also suffer from dust mite allergies, but they can contribute to the problem as well. Possible solutions include washing all bedding and toys, using synthetic materials for bedding, frequent bathing, not leaving pet food out all day, and regular vet visits.

That should give you a head start on pesky dust mites.

When you’re buying a home, how can you tell if you got a good deal or not?

Real estate agents might say it’s a good deal…

The seller might say it’s a good deal…

But is there a way that you can run the numbers for yourself?

Well, at Sunset Bay Properties, we’ve been buying and selling real estate in Northeast Wisconsin for a long time now… and we’re pretty darn familiar with the market here.

In fact, the success of our business requires that we always run the numbers on properties to make sure that we’re staying profitable.

Here’s the gist!

Determine Fair Sales Price — The easiest way to determine the market value of a home is to look at the sales price of other similar properties in the neighborhood that have sold within the last 3 to 6 months. The more recently they’ve sold and the more similar they are (in quality, square footage, location, and number of beds/baths), the more accurate their sales price will be for determining another property’s real value.

Deduct Cost of Repairs, Updates, Etc. — If the property you’re buying needs a lot of repairs or updates, then it’s important to deduct those costs from the fair sales price you came up with.

Consider Agent Commissions — Also consider agent commissions and closing costs. These will make a big difference in whether you get a good deal or not.

Fix The Lawn — If you have time and money to spend on fixing up the lawn, then this is your first option. Pull up weeds, mow, and re-seed the lawn where necessary. But be aware that it can take up to a month or more for your yard to get looking like it needs to.
