That’s right! Just because the appraisal district assigns your home a certain value doesn’t mean that’s what a buyer would pay for it.

Here’s the difference:

🏠 Tax Appraised Value: The value established by your local appraisal district for property tax purposes, based on its valuation date and available information.

🔑 Market Value: What a willing buyer would likely pay a willing seller in today’s market, considering comparable sales, condition, location, upgrades, and current competition.

And here’s another little surprise…

💡 The amount you paid for your home isn’t necessarily what it’s worth today, either!

MONDAY MONEY TALK | THE LOWEST INTEREST RATE ISN’T ALWAYS THE BEST DEAL!

When shopping for a mortgage, it’s easy to focus on one number: the interest rate.

But here’s something every homebuyer should understand.

The lender advertising the lowest rate isn’t necessarily offering the most affordable mortgage.

Why? Because the interest rate is only one piece of the financial picture.

Interest Rate vs. APR

Your interest rate determines how much interest you pay on the money you borrow.

Your APR (Annual Percentage Rate) includes the interest rate along with certain loan fees and costs, providing a more complete picture of the cost of borrowing.

Let’s talk about discount points.

Some lenders offer a lower interest rate in exchange for an upfront payment.

For example, on a $300,000 mortgage, one discount point costs $3,000.

That lower rate may reduce your monthly payment, but the important question is:

How long will it take for those monthly savings to recover the $3,000 you paid upfront?

If you sell or refinance before reaching that break-even point, paying for the lower rate may not have been your best financial decision.

And don’t overlook lender fees!

Origination charges and other closing costs can vary considerably between lenders.

Two lenders may quote the same interest rate but offer very different overall costs.

Here’s my advice:

Before choosing a lender, request official Loan Estimates from at least two or three lenders. Make sure they’re quoting comparable loan terms, and review the interest rate, APR, lender fees, closing costs, and monthly payment.

The goal isn’t simply to find the lowest advertised rate.

The goal is to find the mortgage that makes the most financial sense for YOUR circumstances.

A home is one of the largest investments most people will ever make. Understanding the numbers before signing is just as important as finding the right property.

🍂🍗 SUNDAY RECIPE | CREAMY GARLIC CHICKEN & GREEN BEAN BAKE

Some Sundays just call for a good, old-fashioned home-cooked dinner. ❤️

You know the kind. Something warm, creamy and delicious that makes the whole house smell amazing and brings everybody to the table.

This week’s recipe is a Creamy Garlic Chicken & Green Bean Bake, and it’s one of those meals that looks impressive without requiring you to spend your entire Sunday in the kitchen. 🙌

YOU’LL NEED:

🍗 4 boneless, skinless chicken breasts
🫛 2 cups fresh green beans, trimmed
🥛 1 cup heavy whipping cream
🤍 ½ cup sour cream
🧀 1 cup shredded mozzarella cheese
🧄 2 cloves garlic, minced
🧈 1 tablespoon butter
🌿 1 teaspoon dried thyme
🧂 Salt and pepper to taste
✨ Optional: ¼ cup grated Parmesan for a little extra flavor

LET’S MAKE IT!

1. Preheat your oven to 375°F.
2. Season the chicken breasts with salt, pepper and thyme.
3. Melt the butter in an oven-safe skillet over medium-high heat. Sear the chicken for approximately 2–3 minutes per side until lightly golden. It will finish cooking in the oven.
4. In a bowl, whisk together the heavy cream, sour cream, minced garlic and half of the mozzarella cheese.
5. Arrange the green beans around the chicken in a lightly greased baking dish. Pour the creamy garlic mixture over everything.
6. Sprinkle the remaining mozzarella and optional Parmesan over the top.
7. Bake uncovered for approximately 25–35 minutes, depending on the thickness of your chicken, until the chicken reaches an internal temperature of 165°F and the sauce is bubbly and golden.
8. Let rest for 5 minutes before serving.

A LITTLE SUNDAY DINNER TIP: ❤️

Serve it with mashed potatoes, rice or a warm loaf of crusty bread to soak up that delicious garlic cream sauce.

And if you want to make it a little more West Texas, add a pinch of red pepper flakes or a little diced green chile. 🌶️

Because sometimes the best part of Sunday isn’t what’s on the calendar.

It’s October in West Texas, which means your flower beds may still think it’s summer. 😂☀️

But before that first freeze sneaks up on us, now is a great time to give those flower beds a little attention.

And trust me, it’s much more enjoyable doing it now than when the temperature drops and the West Texas wind decides to join the party! 🌬️🥶

🌿 PULL THOSE WEEDS!
Get ahead of them now before they have another opportunity to spread seeds. You’ll thank yourself come spring!

🌸 REMOVE SPENT ANNUALS.
Those summer flowers that have finished their season can go. Clear out dead plants and debris, especially anything showing signs of disease.

✂️ TRIM WITH CAUTION.
Not everything needs a fall haircut! Many perennials benefit from being left standing through winter, providing protection for the plants and shelter for beneficial insects.

🍁 ADD A LITTLE MULCH.
A fresh layer of mulch helps protect roots from temperature swings and conserve moisture. Keep it a few inches away from plant stems and tree trunks.

💦 CHECK YOUR IRRIGATION.
Inspect drip lines, sprinkler heads and hoses now. Make sure you have a plan to drain or protect exposed irrigation components before freezing temperatures arrive.

🪴 DON’T FORGET YOUR POTTED PLANTS!
Decide which ones will need to come inside when temperatures drop. Those beautiful patio plants won’t appreciate an unexpected West Texas freeze!

You don’t have to make your flower beds perfect for winter. Just give them a little attention now so they’re healthier and easier to manage in the spring. ❤️

Having a will doesn’t necessarily mean your family can avoid probate! 😳

And depending on how your property is titled and your estate is planned, there may be ways to transfer your home without putting your loved ones through the probate process.

Texas homeowners have several options worth knowing about!

🏡 1. TRANSFER ON DEATH DEED (TODD)

This allows you to name someone who will receive your home after your death.

✔️ You maintain ownership and control during your lifetime.

✔️ You can revoke or change the deed.

✔️ The property may transfer without probate when the legal requirements are met.

🏡 2. LADY BIRD DEED

Also known as an enhanced life estate deed.

✔️ You retain significant control over your property during your lifetime.

✔️ You can generally sell or mortgage the property without the beneficiary’s permission.

✔️ The home can pass to your named beneficiary outside probate.

🏡 3. LIVING TRUST

A properly structured and funded living trust can provide broader estate-planning benefits.

✔️ Can include your home and other assets.

✔️ Can provide instructions for managing assets if you become incapacitated.

✔️ May help your beneficiaries avoid probate for assets properly transferred into the trust.

💡 HERE’S THE PART I REALLY WANT HOMEOWNERS TO KNOW!

Simply adding your adult child to your deed while you’re alive isn’t necessarily the best solution.

Doing so can create complications involving creditors, divorce, taxes, and ownership rights.
