📊 LUBBOCK REAL ESTATE MARKET — JULY RECAP
Okay… what do all these numbers actually mean for YOU? 👇🏼
July was a BIG month for Lubbock real estate! In fact, we saw a record number of new listings hit the market, and the most homes go under contract in a July since 2021. 📈
Here’s the simple version:
🏡 More homes are available.
There were 1,679 homes on the market, giving buyers more choices and more opportunities to find the right home.
👀 Buyers are still buying.
491 homes sold in July, and 515 went under contract. So yes, homes are moving!
⏰ Homes are averaging 56 days on the market.
That means buyers don’t necessarily have to feel like they have to make a decision in five minutes but desirable homes can still move quickly.
📉 We have about 3.4 months of inventory.
This is a much more balanced market than the crazy seller’s market we experienced a few years ago. Buyers have more choices, while sellers still have plenty of opportunity when their home is priced and marketed correctly.
💰 The median sold price was $257,000.
The median list price was $249,000.
So what does this mean?
👉🏼 BUYERS: You have options! Take your time, compare homes, negotiate when the situation allows, and make a smart decision.
👉🏼 SELLERS: Buyers have choices, so pricing, presentation and marketing matter. Your home needs to stand out.
And most importantly… real estate isn’t one-size-fits-all. The Lubbock market can look very different depending on the neighborhood, price range and type of property.

Last year, Winn and I walked into Addison Homes TX to see what kind of trouble we could get into! That’s when we ran into Carly!
From day one, Carly took the time to truly listen. She patiently walked him through every selection and decision, offered amazing design suggestions, and helped bring his vision to life. She and all of Addison Homes staff made the entire building process exciting and seamless. As his Realtor, it was such an honor to help guide him through the journey from start to finish.
