Remember losing a house to a buyer who waived inspection and offered $30K over asking? That's not the Louisville market right now.

For the last couple of years, move-up buyers got squeezed hard. You needed to sell fast to compete, and the home you wanted was gone in 48 hours. That pressure has eased. Inventory is up nearly 40% year over year, more than 4,000 homes on the market, giving you more of the larger, updated homes move-up families actually want, and more time to tour and think instead of panic-offering.

This doesn't mean it's slow across the board. Homes in strong school districts, priced well, are still moving quickly. But if you sat out the last two summers because the pace felt impossible for a family trying to buy and sell at once, there's genuinely more room now.
