A bit about Ann:

She has over 21 years in Sales/Marketing and Business Management, with a Bachelor of Science Degree from San Jose State University. She held management positions at various hi-tech firms such as Microsoft Corp.& Senvid, Inc,-Western Digital, Corp. Also, Ann was in charge of the Education Committee for two consecutive years at the Santa Clara County Association of Realtors, which made up of over 10,000 members. She believes that Knowledge is Power, that's why she's always kept up-to-date knowledge of disclosure laws and the ability to negotiate the best deal for her clients. She believes that her job is more than just matching buyers to homes. Ann's responsibility is to put her client's best interest above all others, and represents them throughout the entire transaction. 🏦 Mortgage affordability remains challenging
🤖 AI companies continue showing tremendous growth
🏠 San Jose rents are up roughly 8% year over year

Here’s why I’m paying attention:

In Silicon Valley, AI and tech wealth can translate directly into housing demand through RSUs, stock appreciation and high incomes.

At the same time, rising rents suggest people still need housing here — but affordability is keeping many renters from becoming homeowners.

That creates a very different market.

Good homes in desirable locations, priced correctly, can still attract strong competition.

Overpriced or compromised properties? Buyers are becoming much more selective.

And here’s the big question:

What happens if mortgage rates eventually fall while Silicon Valley’s AI wealth remains strong?

That could change buyer demand quickly.

So forget “buyer’s market or seller’s market.”

Real estate is local.

Could Silicon Valley housing have a new risk, beyond mortgage rates?
Inflation cooled this week, which could eventually help rates. But jobless claims moved higher, while uncertainty around tech employment and H-1B policy introduces another variable for Silicon Valley housing.

Why does this matter here more than in many other markets?

Silicon Valley has a significant concentration of highly compensated technology workers. FY2025 H-1B filings in Sunnyvale alone included thousands of filings associated with employers such as Google, Apple, Amazon and LinkedIn, with average salaries in the data ranging from roughly $187K to $229K.

These filings are not the same as the number of individual H-1B workers — but they illustrate how connected our high-income employment ecosystem is to immigration policy.

And that matters to housing.

Mortgage rates determine what buyers CAN afford.

Employment and immigration security can influence whether they’re WILLING to buy.

That helps explain why we’re seeing two seemingly contradictory things at once:

Some homes are still attracting aggressive competition.

Others are sitting longer and requiring price reductions.

My takeaway: Silicon Valley isn’t simply a strong or weak housing market. It’s becoming an increasingly selective, K-shaped market.

For buyers and sellers, understanding your micro-market matters more than the headline.

The best real estate advisors don’t predict the future. They help clients see reality before making expensive decisions.

That was one of my biggest takeaways from the Tom Ferry Real Estate Summit in Anaheim:

“The first responsibility of a leader is to define reality.”

That’s exactly how I see my role.

Another takeaway that hit home:

The stock market pulled back.

Oil prices moved higher.
