Today, standing in front of the courthouse after making my final appearance on a case, I was reminded of something important about our American legal system:

Sometimes, at first, it may seem like the system isn’t working. But if you stay the course, keep fighting, and trust the process, eventually the truth has a way of coming to light.

My client was wrongfully charged with a crime she did not commit. From the beginning, there was exculpatory evidence and there were mistakes made by the deputies at the scene that deserved careful review. Although getting that evidence the attention it deserved was frustrating at times, I continued to believe that our judicial system would ultimately get it right.

Days like today remind me why I worked so hard to become a Lawyer.

I wanted the opportunity to stand beside the person who feels like David facing Goliath—to make sure that one individual, regardless of the resources or power on the other side, has someone willing to fight for them and make their voice heard.

Our system is not perfect. Justice does not always happen as quickly as we would like. But the ability to challenge the government, demand accountability, present the evidence, and fight for the rights of one person is something I will never take for granted.

My parents would be proud

It is finally settled! - Under a final rule issued by FinCEN on August 11, 2026, U.S. domestic companies are completely exempt from Beneficial Ownership Information (BOI) reporting requirements, and do not need to file reports. Only specific foreign companies registered to do business in the U.S. still have reporting duties.

For U.S. Companies that previously submitted BOI filing data by U.S. persons; they are now exempt from all BOI filing obligations, AND, previously submitted data is scheduled for deletion from the database.

New exterior and interior signs are officially up for Lighthouse Law Firm, APC, on the anniversary of taking my California Bar Oath.

This is more than just a sign on a building or in an office. It is tangible proof of a dream and vision coming true.

Seeing the firm’s name outside brings me full circle and makes me reflect on the sacrifices, hard work, and faith that brought me to this point. I am incredibly grateful for the opportunity this country has afforded me and my family, and I am blessed to have been able to take full advantage of that opportunity through education, perseverance, and service.

This moment is a reminder that dreams are possible when you stay committed, keep pushing forward, and never forget where you came from.

California SB 234: “The Keeping Kids Close to Home Act (Family Daycare Homes) is a bill that was authored by Senator Nancy Skinner and became law on January 1, 2020. It is a state law, which means it applies to everyone in California. – Because California was facing a large shortage in accessible, regulated childcare, the law changed to eliminate barriers for large family daycare home providers. The bill, amended Health and Safety Code §1596.78, and now requires that all large family daycare homes that care for up to 14 children be classified as a residential use of property for the purposes of local ordinances.

SB 234 makes clear that:
• You do not need a zoning permit or business license for use of a large (Up to 12 children - or 14 with certain conditions) or small (Up to 6 children - or 8 with certain conditions) family child care home. It does not matter if you live in an incorporated or unincorporated area.
• All family child care homes are allowed in:
Single-family homes, duplexes, apartments, condominiums, townhomes; and residential units within other types of multi-family buildings.
• Cities, counties, landlords, property managers, Homeowners Associations (HOAs), insurance companies, and other housing providers cannot stop a prospective or current tenant/lessee from having a family child care home just because they live in any of the property types listed above.
• Just because a prospective tenant/lessee has (or plans to have) a small or large family child care home, landlords, property managers, HOAs, mortgage companies, Realtors, and other housing providers cannot:

o Refuse to rent to you,
o Evict or threaten to evict you, or
o Refuse to sell you a home.

• Insurance companies cannot cancel or refuse to renew your or your landlord’s homeowners insurance policy just because you provide or plan to provide family child care in your home.

LANDLORDS & PROPERTY MANAGERS – KNOW AND UNDERSTAND THE LAW.
A violation of SB 234 gets reported to the California Civil Rights Department and allows a prospective tenant/lessee to sue you in civil court for a violation of housing rights as a family child care home provider.

Last night I was in Pasadena and passed through a private alley to get to a business I've patronized for decades. I was impressed that they had protected themselves from a possible PRESCRIPTIVE EASEMENT claim. Don't know what that is? You should inform yourself, because it is real.

California Civil Code Section 1008 protects property owners from losing land rights through prescriptive easements by allowing them to post signs stating "Right to pass by permission, and subject to control, of owner: Section 1008, Civil Code". This notice prevents third-party use from ripening into a permanent legal right.

Key Aspects of Civil Code § 1008:

Preventive Action: It is a legal tool to prevent users from establishing a prescriptive easement (which requires 5 years of continuous, open, and hostile use).

Sign Requirements: Signs must be posted at each entrance to the property or at intervals of not more than 200 feet along the boundary.

Owner Action Needed: The sign must be installed by the owner or someone authorized by the owner, not a tenant.

Effect: Once posted, the use is considered permissive rather than adverse, halting the prescriptive period.
