If you’ve been waiting for Northeast LA prices to come way down… this graph is worth a look.

The market has 𝘴𝘩𝘪𝘧𝘵𝘦𝘥.

Buyers have more breathing room, overpriced homes are sitting longer, and sellers can’t just pick a number and expect the market to agree.

But NELA prices haven’t fallen off a cliff. From 2023 to 2026, values have stayed pretty strong, with a jump into 2025 and only a slight pullback after. And honestly, that tracks. The best homes are still getting attention in NELA.
The overpriced ones? They sit.

That’s the market right now. Not crashing. Not easy. Just more selective.

When a relationship ends, the house can become one of the biggest questions.

Who stays? Who leaves? What happens to the equity? Does the home have to be sold?

In some cases, one person may be able to keep the home by buying out the other person’s share. That usually starts with getting clear on the home’s value, the equity, and what each person is owed.

From there, the person staying may need to refinance or look at other options to access the funds for the buyout. The goal is to help one person stay, help the other walk away with their fair share, and make the next step feel a little less messy.

Buyers don’t walk into your house with your memories.

They don’t know the dinner parties, the birthdays, the projects, or the years you spent making it feel like home. They’re walking in trying to answer one thing: Can I picture my life here?

That’s why the walkthrough before we list matters so much.

I’m looking at the home the way a buyer will. Where their eye goes first, what feels crowded, what feels confusing, what photographs well, what doesn’t, and what we can do to make the whole thing easier to fall in love with.

Sometimes it’s moving furniture. Sometimes it’s editing down a room. And sometimes it’s letting the best parts of the house breathe a little. It’s not about making your home look generic. It’s about helping buyers get it faster.

In Northeast LA, where people often make decisions quickly and emotionally, that can make a real difference in how your home shows, how much attention it gets, and what kind of offers come in.

But in NELA, the better question is: “𝘐𝘴 𝘪𝘵 𝘶𝘱𝘥𝘢𝘵𝘦𝘥… 𝘰𝘳 𝘫𝘶𝘴𝘵 𝘱𝘩𝘰𝘵𝘰𝘨𝘳𝘢𝘱𝘩𝘦𝘥 𝘳𝘦𝘢𝘭𝘭𝘺 𝘸𝘦𝘭𝘭?”

A fresh kitchen, new floors, smooth walls, and pretty staging can make a home feel totally turnkey. But, older homes in Highland Park, Eagle Rock, Glassell Park, Mt. Washington, El Sereno, and the surrounding hills can come with layers you don’t always see in the photos.

The added bathroom, the garage conversion, the moved wall, the new deck, the retaining wall, the drainage, the sewer line, the electrical and plumbing behind the pretty finish...

None of this automatically means “run.” It just means you need to know what you’re buying before you write the offer.

Before you call it turnkey, check the permits, read the disclosures, get the right inspections, and separate cosmetic updates from real confidence.

Because pretty is nice. But informed is way better. 😉
