One thing I always tell buyers is to stop chasing the perfect home.

In all my years in real estate, I’ve never seen a 100% perfect property. There’s always something, whether it’s floorplan, condition, or finishes.

Instead, I encourage buyers to think in terms of the 85% rule. Find a home that checks most of the boxes, then improve what you can and learn to live with the rest.

The buyers who move forward tend to build equity. The ones waiting for perfect often miss the opportunity entirely.
