4 Questions Shaping US Housing Affordability
Housing affordability is on everyone’s mind right now, and as someone who’s helped buyers, sellers, and investors navigate Boulder County’s market for over two decades, I’m seeing some familiar—and new—patterns emerge. Lately, we’ve seen hints of housing disinflation: sellers are making more concessions, which can mean real savings for buyers who are determined to make homeownership a reality.
But the biggest hurdle remains clear: borrowing costs. With Treasury yields hovering around 5% and average 30-year mortgage rates pushing just above the low-7% range, financing is stretching budgets more than ever. In just the four weeks ending September 13, the median monthly mortgage payment climbed to around $2,600—a 3% increase from last year. That jump reflects the ongoing pressure buyers feel as they weigh affordability.
At the same time, resale inventory remains tight. Many current homeowners are locked into lower-rate loans and aren’t rushing to list, while sellers still hope for the robust prices we saw during the pandemic. These dynamics are keeping the market sticky, but industry experts see this as a healthy correction rather than a crash: strong homeowner equity, responsible lending, and unique opportunities for both buyers and sellers define today’s landscape.
With deep roots in our community and a personal stake in Boulder County’s real estate, I’m always tuned in to the shifts shaping our market. Whether you’re making your first move or strategizing your next investment, understanding these trends is key to making informed decisions.
