Who wants to play a game of ping-pong? 😂

Just kidding. I’m actually spending the afternoon in the Hocking Hills touring cabins for out-of-state investor clients who are considering making offers.

One of the things I do for my out-of-state clients is tour properties in person, take video, and check out the things you can’t always see in listing photos.

One of my favorite parts of my job is getting away from my desk, touring cute cabins, stopping for lunch at little local places, and teaching people more about the area I grew up in and love.

Not a bad way to spend a workday. ❤️

The answer depends on a lot more than just how many bedrooms a property has.

Here’s a perfect example: one 2-bedroom Hocking Hills cabin generated more than $182,000 in gross revenue, despite being just over 1,100 square feet.

For comparison, the average 6-bedroom, 3+ bath short-term rental in the Hocking Hills market brings in around $147,000 annually.

That doesn’t mean bedroom count doesn’t matter. It absolutely does. But land, setting, amenities, design, guest experience, and how well a property is marketed can make a HUGE difference in what an investment property actually earns.

Just over here reliving the good old days (2016) when you could buy a gorgeous log cabin in the heart of the Hocking Hills for $200,000. 😂

Oh, and apparently Ohio had mountains back then too. Who knew? ⛰️🤣

I just finished watching an old HGTV episode of 𝘓𝘰𝘨 𝘊𝘢𝘣𝘪𝘯 𝘓𝘪𝘷𝘪𝘯𝘨, filmed here in the Hocking Hills.

This cabin had:

3 bedrooms
2 bathrooms
Just under 1,900 sq. ft.
Full basement
2 car detached garage
2.5 acres

𝐏𝐮𝐫𝐜𝐡𝐚𝐬𝐞 𝐩𝐫𝐢𝐜𝐞: $𝟐𝟎𝟎,𝟎𝟎𝟎.

If only I had bought a couple… or ten… back then. 😂 I know a few of my current investors who would LOVE to find a property like this for $200,000 today!

A lot has changed since this episode aired. Hocking Hills has grown tremendously as a destination, the short-term rental market has changed, and those $200,000 log cabins are definitely a little harder to come by these days.

Apparently the mountains disappeared somewhere along the way too. 🤣

There’s something about snow days that pull you back in time.

Took my son “home” last Sunday to go sledding on the same hill I grew up on, the one my siblings and cousins and I spent winters racing down until our fingers were numb. ❄️
