Same time of year. 2 very different stories. And mortgage rates are a big reason why.

Last fall, mortgage rates came down and the number of homes for sale barely budged. This fall, rates have climbed above 7%. Some buyers have pulled back, homes are taking longer to sell, and instead of coming off the market, more listings are sticking around.

Since August, the number of homes for sale has grown by about 25,000. So, what does that mean for you?

Buying? You’ve got more homes to choose from and potentially more room to negotiate on price, repairs, or closing costs.
Selling? Buyers have more options, so you’ve got to give them a reason to choose your house. That means getting the price right from day one and making sure your house stands out from the competition.

A PLASTIC BAG ON THE CEILING?! 😳🏚️ AND THAT WASN’T EVEN THE BIGGEST SURPRISE! Today’s home inspection was definitely an interesting one! 😂 🏡 A pre-foreclosure home listed for UNDER $300K, being sold AS-IS, with plenty of work ahead! And trust me… this house has some stories to tell! 👀 🔎 Here’s what we found: 💧 A bar sink draining straight into the backyard! 🌳 A large tree too close to the house, with a crack in the foundation nearby! 🚿 A bathroom leak that made its way into the living room ceiling… where someone decided a PLASTIC BAG was the solution! 😂 The good news? 🙌 Our inspector didn’t find any major issues beyond the repairs we need to look into. And the BEST part? ❤️ My buyer isn’t scared. He’s EXCITED! He sees beyond the repairs. He sees the chance to turn this house into something beautiful! 🏡✨ 💡 HERE’S WHAT EVERY BUYER NEEDS TO KNOW: AS-IS DOES NOT MEAN NO INSPECTION! It means the seller is selling the home in its current condition. You can still inspect it, understand what you’re buying, and decide if the price makes sense for the work needed.
