This old girl has seen some things.

We just funded a downtown fixer-upper for a new borrower, and right now she's rocking the boarded-window, tree-growing-through-the-porch look. Very "someone should do something with that house."

Good news: someone is.

Here's why this one was a yes. The borrower did the work. The numbers actually pencil out, and they put real skin in the game with their own cash. That's the difference between a deal I can fund and a hope I can't. Plan plus commitment.

First deal with a new borrower, and I'm genuinely excited to watch this one come back to life. Houses with this much character deserve a comeback.

I'll share the after. Give it some time, the magic doesn't happen overnight.

Quick myth-buster: we don't only do house flips.

Good Life Lending does business-purpose lending too. Commercial projects, ground-up builds, the kind of real estate that helps a local business grow.

Perfect example is Royuk Ranch. They're a family-owned dog boarding facility on 10 acres just outside Valley, minutes from West Omaha, and their whole thing is treating every dog like their own. Business is growing, and we got to fund the new building going up on their property right now.

This is my favorite part of lending. Helping a local family take the next step on something they built from the ground up.

Funded another project in Northeast Lincoln, and this one's a little special because it's a repeat borrower.

They did a deal with us before, and when the next opportunity came up, they called us again. That means a lot. Earning someone's second deal is bigger than the first.

Right now the house is mid-rehab. Walls opened up, everything getting redone. It's a split-level that's going to look completely different when they're finished.

This is exactly why I love lending. Helping good people do more deals, and getting to be part of the same story more than once.

I never get tired of this.

Put the Good Life Lending name on the side of some rolloffs, and now every week I get a text from someone I know: "Saw your name on a dumpster today πŸ˜‚"

Old friends, people I worked with years ago, folks I lost touch with, all reaching out because they spotted the name driving down the road or on a jobsite.

Honestly it's my favorite thing. It's not really about the marketing. It's that it sparks a conversation with people I haven't talked to in a while, and I get to catch up.

Honest July recap: it was a slow month.

$290,000 in new loan volume. June was over $2M, so this isn't a humble brag.

But here's what I've learned in about 18 years of doing this, in flipping and now in lending. The slow stretches aren't the danger. What you do during them is.

When it's quiet, there's a pull to make something happen. Stretch on a deal. Talk yourself into a borrower who's almost ready. I did that plenty in my flipping days, and it never once worked out better than just waiting.

So we waited. And the investors who trust us with their money still got paid. $53,619.51 in interest, on time, same as every month.

If you're a flipper and your last few months have been quiet, you're not behind. Sometimes the market just breathes.

Ever wonder how the money works on a rehab loan? Let's break down the draw process πŸ‘‡

We don't dump the whole rehab budget on the borrower on day one. The rehab money gets released in stages as the work gets done. Those stages are called draws.

Before we fund the loan, the borrower sets their own draw schedule. They know their project, so they tell us how to break it up.

When a stage is done, they submit a draw request in their portal. These photos are a great example, rough plumbing complete and ready to verify.

And if that request is in before noon, funds usually go out the same day. Contractors get paid, the project keeps moving, nobody's stuck waiting.

Best part? This is a repeat borrower. Someone we've already worked with who came back for the next project.

First deals are about the numbers. Everything after that is about trust. They know how we work, we know how they work, and we can move fast because of it.

This one's an old stucco bungalow with good bones that's about to get brought back to life. Excited to watch this crew do their thing again.

$2M+ funded. $194K average loan. $103K+ paid out to our investors.

I don't post these to brag. I post them because a few years ago I was the guy getting cut off by the bank, wondering how I'd fund the next deal. Now we get to be the yes for other people trying to build something.

Grateful for every borrower and every investor who made June what it was.

True story: I once paid to advertise on a golf course. Got exactly zero deals out of it. πŸ˜‚

We just funded a flip in Omaha, and that borrower found us the simple way. He searched on Google, we showed up, and we got him funded.

It's been a good reminder for me. The flashy marketing that feels important usually isn't the stuff that works. Nobody out golfing is thinking about a hard money loan.

But somebody who just locked up a deal and needs capital fast? They're searching for it right then. Being there at that moment beats all the clever stuff combined.

Took me a while and a few wasted dollars to learn that one. Live and learn.
