Thinking about buying a home? Getting pre-approved is one of the smartest first steps you can take. To get started, most lenders will want four basic things: a current driver's license or state-issued ID, your Social Security number, proof of income and funds available for your down payment, and a list of your current debts.Having these items ready can help streamline the process and give you a clearer picture of what you can comfortably afford. It can also strengthen your position when it's time to make an offer. If you're preparing to buy, I'm happy to connect you with trusted lenders who can help you take the next step with confidence.

Does home search now start with AI?

For a lot of buyers, it already does. Instead of setting filters and scrolling for hours, they’re just asking: “Find me a home near a park, with room for my in-laws, under my budget.” And they’re getting real answers back.

It works better than most people expect — the early part of a search has never moved faster. But there are things these tools can’t tell you about a home, and they’re usually the things that matter most.

This month’s post covers both sides.

There's a lot of discussion about mortgage debt today, but the bigger story may be how much equity homeowners have actually built. Stronger lending standards and years of appreciation have created substantial homeowner wealth across the country. If you'd like to better understand today's housing market and what it could mean for you, I'd be happy to help

Despite concerns about mortgage debt, today's homeowners collectively hold trillions of dollars in equity, reflecting stronger lending standards and long-term wealth accumulation through homeownership.

AI is changing how people search for homes. And like any tool, it works best when you know what it’s good at — and what it can’t see.

We just published a post that walks through both sides: where AI genuinely helps, where it gets things wrong, and what the shift means if you’re buying or selling this fall.

🚫 Myth: “Once summer ends, buyers disappear — so it’s a bad time to sell.”

✅ Fact: The end-of-summer buyer is often the most serious one out there.

The casual browsers do thin out. But the people still looking as summer winds down usually have a real reason to move — a job change, a lease ending, a family that wants to be settled before the school year. Fewer tire-kickers, more motivated buyers, and less competition from other listings.

“Wait until spring” is common advice, but spring also means listing into the most crowded season of the year. Selling as summer ends can mean a smaller pool of buyers who are far more likely to actually make an offer.

Days on market can tell you more than how long a home has been listed. It may provide clues about demand, pricing, condition, and seller motivation.A newly listed home could require quick action, while one that has been available for several weeks may create an opportunity to ask questions or negotiate. However, the displayed number does not always tell the complete story. A listing can be removed and relisted, causing the DOM counter to restart. Before making an offer, ask your agent to review the property's full listing history and cumulative days on market. Better information can help you evaluate the seller's position, structure a stronger offer, and make a more confident buying decision.

There isn't a "right age" to downsize. The best time is when your home no longer fits your lifestyle. Maybe the kids have moved out, maintenance has become overwhelming, or you'd rather reduce expenses and spend more time traveling or enjoying life. For others, downsizing can free up equity for retirement or simplify everyday living. The decision is personal and should balance your financial goals with the lifestyle you want. Before making a move, it's worth exploring all your options. If you're wondering whether downsizing makes sense for you, I'd be happy to discuss the pros and cons and help you create a plan that supports your next stage of life. DM and I'll send our Information Guide on Downsizing.
