Island Business Brokers & Commercial Real Estate

Island Business Brokers & Commercial Real Estate Business brokerage services across Hawaii and commercial real estate expertise on Kauai. Welcome to the life of a small business owner!

Helping buyers and sellers navigate transactions with clarity, strategy, and local insight After a long and fulfilling career as a Hawaii commercial banker, I chose to retire and open my own business.I initially chose to become a business broker because many of the skills necessary for this professional are similar to those for a commercial banker and because there were very, very few certified bu

siness brokers in Hawaii. Shortly thereafter, I added a real estate license so that I could assist my buyers and sellers in the transfer of their space leases. In turn, this led to business owners who also owned their buildings to request that I also sell their commercial buildings which then led to taking over the leasing for these buildings and ultimately the financial management of the buildings. In time, I expect to assist in the creation of a small venture capital fund to help worthy business people start and grow their own local businesses.

Not that I need another item on my calendar but.... Because a client discussion took substantially more time than normal, I was late to the Lihue Business Association's (LBA) monthly Board meeting. Well, you have probably heard that if you never want to be appointed to a position, never show up late. Well, I did and now I am the President-Elect of the LBA :)

Joining with my fellow KIUC "mates" at the United Way donor luncheon. I gave a little this past year which is why I was invited. KIUC as both the largest donor and highest per employee donor for 2023.

auaʻi Island Utility Cooperative (KIUC) is among the first five cooperative utilities in the nation selected to move forward in the U.S. Department of Agriculture (USDA) awards process for the Powering Affordable Clean Energy (PACE) program...KIUC requested $24.4 million in PACE funds to expand solar energy production by installing battery energy storage systems (BESS) at solar facilities in Anahola, Kōloa and Port Allen. “The funding will help us further reduce reliance on fossil fuels during peak evening hours, improve grid reliability and resiliency, and help us move closer to our goal of 100% renewable energy by 2033,” said Bissell.

I am so proud of my role in creating KIUC so many years ago and remaining a part of its continued success.

Regarding donations for assistance to the Lahaina tragedy..... My grandfather, father and I have been members of our local Rotary Club for well over 100 years. I say this because Rotary has, for a century or more, provided money to communities that have suffered tragedy. I till remember receiving about $20,000 in donations from other Rotary clubs and friends after Hurricane Iniki. Like that, the statewide Rotary group has put together a process for donations related to this tragedy. The money is ultimately administered by the local Rotary clubs (the two local Rotary Presidents each lost their home) for benefit to their community as they feel necessary. If anyone would like to make a contribution for assistance to this community but are uncomfortable with making a donation that they are not 100% sure will go fully to the community, please let me know and I will tell you how you can make a donation through Rotary which will ultimately be 100% disbursed to local needs. My donation will be made through this technique. Aloha!

While no one likes having their electric rates go up, it is only the second time in KIUC's 20 year history. Click the link to fully understand the rate filing.

For the second time in its 20-year history, Kauaʻi Island Utility Cooperative has asked the Hawaiʻi Public Utilities Commission (PUC) for an increase in rates. This increase is designed to provide the cooperative with an approximate 9.42% increase in its electric revenues. For the average resident...

My wife and I received our latest Moderna vaccine shot but this time we added our annual flu shot. No issue with my arm yet but if it is like it has been on the past four occasions, I expect to have some soreness where I received the shot for just one day. Headed to the mainland in 10 days and certainly want to minimize the chance of catching Covid while I am traveling. 😀

I am off to Denver in a few days for the "annual" International Business Broker conference. I put "annual" in quote marks because last year it was held in October and so this year's conference is only 7 months later. Don't we all love Covid:) Seminars I think I will take include perennials; social marketing, technology and tax changes plus new seminars on selling to millennials and structured Due Diligence. No seminar this year on assisting immigrants in buying a US business, a class I have enjoyed and put into practice in the past three years with about 7 sales to immigrants from nations around the world.

Yes, in-person meetings can require you to drive through heavy traffic and then have to find parking. But somehow I am looking forward to "in-person" meeting rather than one more Zoom meeting.

BURNOUT DRIVING DEAL ACTIVITY
From: The international Business Broker Association

While retirement still leads as the number one reason sellers go
to market, burnout jumped as a leading reason 27% of sellers went to market. The number of sellers citing health issues (15%) is also higher than previous surveys, suggesting the pandemic has taken a heavy toll on business owners.

In addition, 7% of sellers went to market to get ahead of potential increases in capital gains tax. The Biden administration has indicated it will ask for significant increases in the capital gains tax rate in the near future.

While the above two paragraphs come from the Q1, 2021 IBBA report regarding business valuations, I concur with what it says. However, I would add one additional item: the difficulty business owners have had securing and keeping their employees is another strong reason why they are choosing to list their business for sale at this time.
