Square footage.
Parking.
Price.

All of that matters.

But one thing people don't consider nearly enough is what's actually waiting outside the front door.

Can you walk to dinner?
Can you meet a friend for coffee without getting in the car?
Can you run to the grocery store without spending a half hour in traffic?
Does the location give you access to the places you'll actually use?

That's a big part of why some neighborhoods hold their value the way they do. You're not just buying the house. You're buying everything around it.

If you want to move by the end of the year...here's when you need to reach out to your agent.

A lot of people think that finding the house is the part that takes the most time, but in most cases it happens faster than you expect.

Closing alone takes around 30 to 45 days once you're under contract. Add the time to actually find the right home, plus getting your financing lined up before you start, and "by the holidays" means starting the conversation now, not in October.

Reaching out early doesn't lock you into anything. It just means when you find the one, you're ready to move on it instead of scrambling.

Hearing "your offer was accepted" is the moment every buyer is waiting for.

It's a great feeling, but it's also not quite time to pop the bubbly, because there's still a month of real steps between "you got the house!" and the keys in your hand.

Inspection, appraisal, loan, walkthrough, closing, and countless small details in between.

This is where having someone in your corner who's done it a hundred times makes all the difference.

The lock-in effect is real.

But it doesn't have to keep you from moving on if your current house isn't serving you anymore.

While you wait for rates to drop, prices are rising and competition is slowly and steadily increasing.

Here's some quick, back-of-the-napkin math to put it in perspective.

➡️ Buy now at $500,000 at a 6.5% rate with 20% down, and your payment lands around $2,528/mo.

➡️ Wait, and buy later at $515,000 at a 6.25% rate with 20% down? That payment is about $2,537/mo.

A future drop in rates doesn't automatically make a home more affordable if prices keep climbing. Waiting can mean you pay more and build less equity over time.

If you've been sitting on the fence because of your rate, talk to a lender to run your actual numbers, not the back-of-the-napkin version.

First, a little real talk: home sales are down, but that is only part of the story.

Here is where the North suburban Chicago market actually stands right now.

📍Lake County: Home sales dipped 8% month over month, with the median sales price remaining fairly steady at $443K. Inventory is up 4%, presenting some great opportunities for buyers who want to be home before the holidays.

📍Northwest Suburbs: Overall sales also decreased by 8% month over month, indicating common seasonal patterns. With the median sales price hovering at $432K and inventory up 3%, I can’t wait to see what the fall market has in store.

📍North Shore: Home sales are down 15% month over month, but that’s no reason for sellers to panic. Late summer always brings a market shift. The median sales price averages around $847K, with inventory up 3% month over month.

So yes, we’re seeing a typical summer market in many respects….but also, prices are holding.

More inventory is coming to market, which means more options for buyers and more competition for sellers.

More and more buyers and sellers are running things by AI before they call me, and I get it.

It's fast, it's free, and it'll answer at midnight. As a starting point, it's genuinely useful. Ask it how closing works, what a contingency is, what homes in your range have been selling for. But that's where it should stay: a starting point.

It can hand you a number. It can't tell you if that number makes sense for this street, what a seller will actually accept, or when to push and when to hold back.

That part isn't information you can look up. It's judgment, and it's earned.

So use the tool. And when you're ready for the part AI can't do, that's where I come in.
