September was a milestone month for our team at Distilled Title Company.

One of the most intriguing parts of September's results was the makeup of our transactions: every transaction involved an investment property.

It was also the first month where we closed our first 8-figure real estate transactions as a company.

For us, that's an exciting milestone, not simply because of the dollar volume, but because of the opportunity to work alongside investors, lenders, realtors, and other real estate professionals on increasingly complex transactions.

📈 What We're Seeing in the Market
The continued activity we're seeing from investors has been encouraging. While investors are being selective and underwriting deals carefully, there are still opportunities being found when the numbers, financing, and overall investment strategy make sense.

We're also seeing a wide range of investment strategies represented in our closing room, from individual rental properties to larger commercial transactions.

📉 Refinance Activity Is Picking Up
Following the Federal Reserve's most recent comments, we've seen more homeowners looking to refinance, not necessarily because rates have dropped dramatically, but because some are concerned that a rate hike could be coming. It's an interesting shift in mindset as homeowners look to lock in financing rather than wait and see what happens next.

🏠 Buyers Have More Options
We're continuing to see more inventory hit the market, which is giving buyers more options. That has also meant a few more transactions falling out for one reason or another, as buyers have more opportunities to reconsider a property. Combined with tighter underwriting standards, we're seeing buyers and sellers have to navigate a little more uncertainty before getting to the closing table.

We're also continuing to see investors find quality opportunities that fit their buy boxes. While investors may be more selective than they were a few years ago, good deals are still getting done when the numbers make sense.

We're continuing to see an uptick in canceled transactions. Whether it's financing challenges, inspections, or other unforeseen circumstances, getting a deal to the closing table often requires patience and teamwork from everyone involved.

🏦 Refinance activity also remains relatively quiet as the Federal Reserve continues to hold interest rates steady. While purchases remain active, many homeowners are choosing to stay put rather than refinance.

🎉 Major Milestone
This month, we officially completed our 100th transaction! It's incredible to think that we've already had the opportunity to help more than 100 families, buyers, sellers, and investors throughout Kentucky. Reaching this milestone is something we're truly proud of, and it's only possible because of the relationships we've built with our clients and referral partners.

May was an interesting month because it felt much busier than the numbers alone would indicate.

In addition to closing transactions, a significant amount of time was spent onboarding new team members, improving internal processes, and helping move several deals toward the finish line that are expected to close in June.

One lesson I've learned as a business owner is that not every productive month looks the same. Some months are about closing deals. Other months are about building the foundation that allows you to handle more deals in the future.

Through just four months, we’ve already surpassed our total real estate volume from all of last year:

We’ve also hit over half of last year’s total transactions, with a lot of momentum building heading into May.
