Not every room needs a job title. ☕

Some rooms are for the TV. Some are for dinner. And some are simply where you’d like to sit for a while.

That’s what I see when I look at the sunroom at 325 Hempsted Road. Windows toward the backyard, natural light, and a space that could be used in more than one way.

Buyers tell me they love the idea of new construction, but they're not always excited about having neighbors just a few steps from the back patio.

You can update a kitchen. You can change paint colors. But you can’t fast-forward decades of tree growth. 🌳

That’s one of the things I appreciate about established neighborhoods. The trees and landscaping have had time to become part of the property’s character.

At 325 Hempsted Road, the backyard is one of the features I’d want buyers to see for themselves. And with the sunroom overlooking it, you get to enjoy that outdoor setting from inside, too.

But I think what this house really gives you is something a little harder to put on an MLS sheet.

Time.

Time you're not spending mowing the front yard.

A home without stairs to navigate.

A manageable amount of space to clean and maintain.

And a screened porch that gives you a pretty nice place to spend some of the time

At 106 Clouser Drive, you still have your own home.

Your own garage.

Your own outdoor space.

And a really nice screened porch.

But the HOA takes care of the front yard and common areas.

A little less responsibility without giving up the independence of owning your own home.

That can be a pretty nice trade.
