I am sure you have heard the saying "out of the red" when someone is talking about trying to get out of debt.

But did you know that, historically, citizens of Scotland and Ireland used to paint the front door of their home red to show they no longer had a mortgage?

It was a symbol of financial freedom and pride that they no longer owed on their home.

Here in America, about 38% of homes are owned mortgage-free! What an exciting day that is when you know it's "yours" outright.

But once you are ready to paint your door red, it doesn't mean you need to stay there forever, now that it's finally paid off.

We've seen many folks who have raised their families in their home for many years here in Alpine, own it outright, but realize that moving into a single-level home or downsizing would allow them to stay living independently much longer, giving them the freedom of the main floor laundry, more accessible bathrooms, fewer steps, and maybe the attached garage they always dreamed of!

3 reasons you might want to seriously consider a brand new home in today’s Utah market:

1) Interest rates
I’ve had buyers recently lock in rates below 5%...including some cool promotional pricing.

Not the temporary “we’ll fix it and then surprise you later” kind…I mean real, long-term rates.

If you’ve been waiting for rates to drop, you might not need to wait, you might just need to look at some new construction.

2) Discounts
There’s standing inventory right now, and builders don’t love homes just sitting there.

So what do they do? They get creative.

Price reductions. Closing cost incentives & concessions. Rate buy-downs.

I’ve seen scenarios where it’s saving buyers several hundred dollars a month. Often, math is the path, but the numbers have to make sense first.

3) Move-in ready timelines
Not everything is “pick a lot and wait forever.”

There are homes right now across Utah County, Salt Lake, & Davis that you can close on in a few weeks.

I just had a client close in about 3 weeks. Start to finish. Done.

If the market has felt frustrating, this might be an angle you haven’t looked at yet. Most people are still fighting over resale homes…while some of the best opportunities are sitting in new construction.
