This is a chance for the right candidate to make a real difference. We are a small, close knit team of property management professionals who need someone to literally be our eyes and ears on the ground. We are always open to new ideas and expect the new incumbent to constantly make suggestions as to how we can improve our processes and to improve all aspects of the property management process.
Responsibilities:
Inspect Properties (we provide a company vehicle and IPad):
Inspect interior and exterior of the property and document condition as per detailed checklist + online system
Photograph all areas, especially those areas of concern + upload to system
Complete all other projects or requests as directed by Coordinator
Make copies of keys, when required
Attention to detail is at the heart of all of these processes
Communicate with prospective tenants through the system to ensure proper coordination.
Produce Marketing Pics and Virtual Tours:
Produce pictures and videos that show the property in the best way possible
Experiment with different angles and lighting to ensure property shows well
Be prepared to tidy up for pics, if necessary
Conduct open houses and in person showings:
Assist prospective tenants to see the property in its best form.
Communicate with prospective tenants through the system to ensure proper coordination.
Post Notices/Install lock boxes:
Post a variety of notices to multiple properties, in accordance with daily schedule.
Install and remove lock boxes, when assigned.
Maintenance:
Carry out some basic maintenance tasks as assigned.
When visiting properties, to be open and mindful of maintenance issues.
Upload all work to online system.
Take responsibility for company vehicles, ensuring they are cared for and driven carefully.
Attend daily coordination meetings, when assigned.
Ensure clear and timely communication with coordinator and in our online system.
Qualifications:
Experience/Training/Education (we provide a company vehicle):
This was posted as part time, i just changed it to full time - we actually would like full time, but would work with a part time schedule if we needed to
Must be available between 11:15 AM to 07:00 PM Monday-Friday, shift duration will vary in accordance with requirements of the business, for shifts up to 7 hours as needed
Plus every other Saturday, for up to a 5 hour shifts, during the day, if required
High school graduate or equivalent.
Previous inspection or property management experience, a plus.
We are willing to train the right person if they are intelligent, a team player, dependable, and eager to learn.
Our busiest months of the year are May through August

Must be punctual and dependable.
Must be detail oriented and thorough.
Must have the ability to ask questions and handle problems in a positive way.
Must have effective communication skills, both verbal and written.
Must be good with people, but capable of focusing on and completing tasks.
Must be able to deal with difficult or demanding people.
Must be able to meet deadlines.
Must be quick to learn and computer literate.
Must present a professional image.
Physical Requirements:
Must be at least 21 years old to be able to drive company vehicles.
Should be able conduct tours within properties.
Must be able to travel up and down stairs to all areas of all properties.
Must be able to lift up to 30 pounds.
Must be able to reach, bend, and have a full range of motion.
Must have stamina to work long hours, if needed.
Must have own reliable transportation.
Must have a valid driver's license.
Must have clean driving record to drive company vehicle (this include accident points, speeding fines, DUI etc, our insurers are very strict)
