More Than a Home Sale

Selling a home isn’t always as simple as putting a sign in the yard and waiting for a buyer.

For this family, there were a lot of moving parts, and I was there to help manage all of them.

From obtaining quotes for needed work and coordinating contractors, to bringing in stagers and paint consultants, preparing and staging the home, creating a strategic marketing plan, hosting open houses, negotiating offers, and navigating everything through closing… I handled it.

And the best part? These services were all included as part of my listing services.

Every seller’s situation is different. My job is to meet you where you are, bring the right resources to the table, and make the process as seamless as possible.

Real estate is more than a transaction. It’s knowing what needs to be done, who can help, and making sure it all gets done.

Consider this your cheat sheet for your next home tour… 🤍

Because 20 minutes in a house is not a lot of time to make one of the biggest decisions of your life.

Here’s what most buyers forget to check:

1️⃣ What’s behind the home?
Busy road, shopping center, industrial park? What views and noises are a deal breaker for you?

2️⃣ Do the sniff test.
Candles in every room and cookies in the oven? Heavy fragrance can be hiding pet odor, smoke, or moisture.

3️⃣ Open every closet, cabinet, and door.
Where will the vacuum live? The holiday bins? Storage is the #1 thing buyers overestimate.

4️⃣ Ask the age of the big-ticket items.
Roof, HVAC, water heater. Paint is a $200 fix. These are $5K–$30K fixes.

5️⃣ Drive by at a different time of day.
The quiet street at 11am might be a school-pickup traffic jam at 3pm.

Right after we moved in (like 2 weeks in), our fridge started having issues. And that’s when an 8‑month battle to get it fixed (two thumbs down for Bosch) began. After 8 months of random parts being replaced, the fridge working and then breaking, and being told each time that it was fixed when it wasn’t, we were finally told it could not be repaired, so we ordered a new one.

The company we hired to install it managed to knock the old 400‑lb fridge completely over. Crashed to the floor, damaged our floors, and yep, we’re still waiting on insurance money.💰 It’s a whole story, ask me about it sometime😂.

And just when we thought the fridge saga was over our downstairs fridge just stopped working too.

All this to say: buying a home is amazing. Building equity is powerful. I even loved the huge job of moving and putting our home together. BUT things will break, sometimes right after you move in (Murphy's Law). So before you buy, make sure you’ve got money in reserves for those unexpected repairs and replacements. Your future self will thank you.
