Kansas City market update for March 2026!
if you’ve been wondering, whether the prices are going up, slowing down, or finally “cooling off”, here is the honest answer.

January and February 2026 show median prices around $315,000 and average price prices near $376,000. That is roughly 6 to 8% higher than this time last year.
are averaging about 50 to 58 days on market. This is slightly longer than early 2025, which means the frenzy energy has softened, but strong homes still move.

inventory is sitting around 2.2 months of supply. That is a little more than last year, but still well below what we would call a balanced market.

What does this mean in real life?

Buyers have a little more breathing room than last year, but prices are still climbing. Waiting has not made homes cheaper.

Sellers still have leverage, but pricing and preparation matters more than they did during peak chaos years.
