When a home is almost right, ask yourself:

1. What are my non-negotiables?
Think location, budget, number of bedrooms, layout, and must-have features.

2. What are just nice-to-haves?
Things like paint colors, light fixtures, flooring, or finishes may not be worth walking away over.

3. What can be changed?
Cosmetic updates can usually happen over time.

4. What can’t be changed?
Location, lot size, neighborhood, and overall function are much harder to fix later.

5. Am I reacting emotionally or thinking long-term?

The market is still moving — especially for sellers who are positioned correctly.

According to NAR, pending home sales increased nationally in April, with the Northeast seeing one of the strongest month-over-month gains at +6.6%. Locally, we’re seeing the same theme: buyers are still active, but they’re being selective.

In the Albany region, April pending sales were up 3.3%, while inventory was down 5.5% and median sales price increased to $333,500.

In Saratoga County, the April median sales price reached $470,000, up 2.2% from last year, with sellers receiving an average of 103.2% of original list price.

What does that mean if you’re thinking about selling?

The buyers are there — but strategy matters.

Pricing, presentation, marketing, and timing are what separate a listing that sits from a listing that creates real demand.
